Condos of the Day: Greenbelt Condos

Green building seems to be translating into greenbacks at the Greenbelt in Williamsburg. According to the marketing literature, the eight-unit, LEED-certified new development will mean 40% less energy consumption and 30% less water. Asking prices range from $575,000 for a one bedroom to $809,000 for a two bedroom. With one unit in contract and four accepted offers, there are just three slots left, all two-bedrooms ranging from $699,000 to $769,000. Have any readers been to check this place out?

this seems very well done. i hope that the people do make their money back in the energy savings because these prices are on the high end for this part of williamsburg. (although I personally really like this area).
good luck to them. nice.

I've seen the two bedroom. Other than the cheap-ish looking kitchen cabinetry, harsh bathroom lighting (but energy efficient!), and the HVAC duct winding through the living room, I thought it looked pretty good. They did a great weekend event early in teh spring with all kinds of sustainability functions. Look forward to seeing more from these developers.

What level of LEED certification does it have?
Posted by: guest at June 25, 2008 1:40 PM
i'm on the same page as 1:02. were i in a position to buy right now, this building would be on my list.

Wait... those second bedrooms don't have closets. False advertising alert!

Quite a level of greenwashing.
LEED-certified is the minimum level of LEED-ness and can be obtained readily (am assuming it's not LEED-silver etc.)
Putting 10 energy-efficient lights in the kitchen or bath obviates any real efficiency.
How are Happy-D sinks, Kohler faucets, deep-soaking tub or rubber underflooring "green?" Every faucet and showerhead have to meet minimum standards anyway.
otoh, bamboo floors and cabs, recycled gypsum and recapture of exhaust air energy are good.
And the building looks great.

Their website stinks.....
Posted by: guest at June 25, 2008 4:02 PM
What do u mean? The website is very informative i think and teaches no green "experts" about the development. They arent selling style here unlikeeverything else in williamsburg. aptsandlofts did a good job with the concept

What false advertising are u talking about Boringsloper? no closet?
Posted by: guest at June 25, 2008 4:35 PM
Yesterday there was a slough of posting about the Co-op of the day (Grace Court) not being a true 2 bedroom because the 2nd bedroom didn't have a closet!

I've heard it is LEED-SILVER and under the New Construction LEED program which is tougher than the new Homes LEED program.

Wouldn't it be greener if the living spaces had only one bathroom and more closets?
