Bearish Bob Toll: No One Wants to Look 'Like a Schmuck'

Well, leave it to Bob Toll to cast storm clouds over a Bloomberg news article that contains a slightly positive piece of news—the index of pending home sales rose 6.3 percent in April—about the national housing market. "What people are most scared of is looking like a schmuck," said Toll, who believes the housing slump will last another two to three years, at a conference in New York last week. "What do I want to buy a home for and next year be looking at 10 percent less asset?'' Economists, meanwhile, incorrectly predicted that the index of pending home sales would actually fall slightly in April. Either way, no one's taking the news as a sure sign that housing is on the rebound, or that there's going to be a substantial dent in the 5 million or so unsold homes on the market, or that the foreclosure rate is going to take a nosedive anytime soon.

Toll is right. Real estate, like all markets, is supremely psychological. An given how much people talk about it at cocktail parties, the "schmuck" factor is arguably even higher here in nyc.

But pending sales were down year over year, which is how these things are usually measured. It makes sense that April would be higher than March which is usually higher than February. Just another lame attempt to spin the data.

Historically April sales always shows an increase over March so that doesn't mean anything. What we need to look at is sales for the same period 07 and 08.

Bold type guest, I heard Bruce Ratner might consider running for mayor. I think it's a great idea and I would fully support it, especially if Tony Avella doesn't run. And have you noticed all the high end shops opening in Fulton Mall? It's really shaping up. And why didn't the Real World choose Brooklyn Heights as their spot? It's got quite a lively nightlife and young, hipster vibe to it.

11:45- my own fave theory is that nothing affects one group without affecting everything else. I think too many people think every aspect of society is insulated from every other except in the most obvious ways (like don't go to Wal-mart and Sam will be poor), but society and the economy are 3-d models and effects go up, down,forwards, back and pretty much in every diagonal you can imagine.
My other fave theory is that as a whole, we have no plan b. Our economy is less flexible than it should be and that all goes back to the fact that our manufacturing base is toast. Almost everything we do today is in service industries (although we've lost hugely in IT to overseas), or retail (which unfortunately heavily depends on things manufactured overseas). Even our agricultural industry, which is booming, is owned by foreign investors. We're known as a consumer society, as in buy another bedspread and granite counter top. Just seems to me its all standing on a very thin floor.But i also don't look at things from an economic standpoint, but an anthropological one. Just my own opinions.

Hi. I am a bitter renter. I have a crappy job so I can get on this site and write non-sensical comments all day. That is why I can't afford to own, even in this, supposedly, soft market. I think renting is great. That is why I picked the most expensive city in the country to live and rent. I could have moved back to Ohio and rented an entire town for a year for the same price as what I pay in a month to live in the center of it all, but my unique filing skills would be underutilized back home. things are different here, buy now or forever be priced out, everybody wants to live in a city, forget about what the market will do in the next 2-3 years b/c it won't matter in 10, i built a mini-empire in 2001 with $80k as a down payment so you should have no problem, the only way to make money is to buy real estate, renters suck, better have my check by the 3rd.

I was born and raised here- I doubt you could say the same, judging by the infantile malevolence of your post. Oddly, not all of us think that living in the city means you must be a homeowner or get out. Goodness- what would you do without us? You couldn't afford your lovely brownstone without your tenants paying the mortgage, the City would simply melt down without the taxes we also pay (and that includes City services like transportation, schools, streets, sanitation, fire and police), businesses would go out without all of us completely worthless renters to support them.
Say goodbye to your supermarkets, clothing stores, and restaurants. Who'll do your little filing jobs, serve you food, clean up after you because you can't be bothered to wipe your own ass, who'll watch your kids, tutor them because you are too busy money grubbing to pay for your fancy reno instead of pay attention to them, and whose taxes also pay for the streets you park your expensive model cars on, when you haven't put in your illegal curb cut? Da burbs are the NEW GHETTOS as there is an exodus back to urban environment - a reverse exurban movement, if you will. Cities are now much safer than the 70's & 80's and boomers living in spacious McMansions are finding the costs to heat & cool coupled with high taxes too much to handle as they age. Especially, now that there is no need to pay high taxes for good schools as their kids are grown. Mark these words, prices in the cities will rise & the burbs will become Ghettos. Urban environments are our future. No doubt, son.
Anyway, if you have the means to buy in the city, by all means, do so because prices will rise due to high demand - from abroad & from the suburbs. stay cool, New York!

The Where, I imagine you've factored in the cost of pensions in NYC into your simplistic theory. For example, the police can retire after just 20 years on the job at half pay - half of what they made on their last year on the job so if they happen to pull a shit load of overtime the pension payout goes way up for life. The cost of union pensions will start becoming astronomical in about 10 years for NYC because of union contracts.

I forgot that in most of the brownstone neighborhoods, you also need to make an exception for 1975-1985, when white flight was causing price declines south of Flatbush Ave and the black bourgeoisie was fleeing to the 'burbs from north of it.
But otherwise, prices always go up.
