House of the Day: 204 Clermont Avenue

After being listed since February for $2,500,000, the three-family brick house at 204 Clermont Avenue is now on the block for $1,950,000. The 3,100-square-foot house has lots of old detail but, despite a new kitchen (just say no to granite!), still feels a little rough around the edges. Despite the significant price-cut, the asking price is still far from a lay-up: The house next door sold for $1,625,000 back in 2006. Plus, a not-so-photogenic extension means that there's no backyard to speak of, a big negative for most family buyers.

Agreed. Also, check out the side of the building--not too photogenic either. There is a good picture of the side of the house in Property Shark. The facade and side of the building will take loads of dough to restore.

I thought I was the only one who doesn't like granite. I much prefer cement, wood, steel or Carrera marble.

Wish that there were more exterior shots, as well as a floorplan. From the photos shown, I like the house, but I could never afford it--even if I were looking. Also wondering about the exterior. Is it just weathering paint? If so, it's aesthetically displeasing, but not necessarily that'll require loads of money to fix.
Not a fan of granite, especially light-colored varieties, either.

If that house is "rough around the edges" I'll hate to see how my place gets described when I get around to selling. I house hunted for years before I bought in 2003, and very few places looked as good as this.

as a designer i have to say generally speaking i am not a fan of most granites. the coloration and high-contrast speckling, mostly. however, i have come across a handful that are quite beautiful.

wow, i get more and mrroe disheartened when I see Brownstoner's interior design comments. since when does your taste rule the roost? You may not like granite, but to insult the many readers out there who probably do, is just stupid. Actually, I'm actually just going to come out and call you (Jonathan Butler) a jerk. Been reading this blog since late 2004 and it has steadily gone downhill.

It's really the combination of the two -- granite plus stainless that will be the formica plus yellow green combo of our day.
In truth, I was opposed to granite until I moved into my current apt, which came with lighter colored granite with good speckling that is not too disimilar to the kitchen in this house. Now I really like it. this kitchen's problem is that the green trim on the windows does not go with the granite coloration.

I totally diagree, 2:59. whereas avocado was the color of the moment for part of the 70's, SS was, and will continue to be used in commercial kitchens and restaurants. It will be classic.

The granite in this house is definitely a bold look, like it or not. It seems like a lot of people call various types of stone granite, and the dictionary allows that anything as hard or as durable might be called granite. What do you call a thick, heavy stone that's basically deep black, very uniform, but you can pick up a tiny hint of grey in the background? I was told it was granite.

Granite is a geological term referring to a specific igneous rock. Other stones go by other names like marble, shale, slate, etc and are not used interchangeably within this type of application. Granites run a wide range in price just like marble. I don't partivularly like the lighter colored granites but a lot of the darker ones are nice. Never really heard of any granite bashing before. Is this a new trend???

The only real problem I see with granite is that it can be permanently stained by coffee, which makes it a terrible counter top for java lovers.
But why is recessed lighting so bad?
And when did Brooklyn owners become such decor snobs?

Problem with stone counters is that you can crack and break ceramics and glassware pretty easily on them.

It was an idiotic statement to begin with: besides the adolescent tone, as with most things, its how you use the materials that’s important. If you hone granite, rather than polish it, it looks great. I mean GREAT. Darker shades look very similar to slate, but are far more durable and cheaper. Haven’t found a designer or architect who disagrees. I’ve used it in multiple renovations, always to raves.

I think Brownstoner may be responding to the darker trim. This is not a look that has universal appeal. However, I strongly prefer lighter granite to the darker stuff. I see no problem with these counters.

It just becomes disheartening when you are looking at houses and they all start to blend together with the dark granite and cherry cabinets. You start to walk into houses praying for Formica. It all feels very Stepford.
But if you love the granite in your house, good for you. I just hope you didn't do it for resale value.

love granite. what's wrong with it? looks great, is practical as hell!
i have your "dreaded" stainless GE brand new appliances and they are really beyond my needs, and i cook all the time.
also, who cares so frickin much about the damn kitchen... really hard to believe that you guys are all remarkable chefs.
my mom had light colored yellow, very basic appliances and formica counters, and you know what, she made fabulous meals when i was growing up.

Assuming this is roughly equivalent to the house that sold for $1.625 million in 2006, I'm not sure that price is out of reach -- it's basically a 10% annual increase, minus whatever work they put into it. That doesn't seem crazy. $2.5 million, on the other hand, was clearly insane.

All y'all need to get your creative energy out on something else besides navel gazing while looking in the fridge which is lodged between your granite,cement, wood, meteorite, countertops. I like this site for ideas but dissin in matters of taste kinda sucks. It stinks of class and lots o'dough.
People are interested in Brooklyn because we celebrate the everyday and not the glam moneyed of certain boroughs. Buying and choosing is not creative. Make something....
