Foreclosure of the Week: 136 Underhill Avenue

This is one of the mostif not the mostvaluable townhouses we've seen fall into the foreclosure hole in this market cycle. The four-story, two-family house has a lien of $990,000 on it and, depending on the condition of the interiors are in, would fetch over $1,500,000 on the open market. Kinda makes you wonder why the owner doesn't just sell it quickly at a small discount, pay off the lien and keep the difference.

Unfortunately, the tide has turned and the old ways will never return. That leaves The What feeling like a fish out of water. Too late to get an education. Too late to get a better job. He is trapped and it is driving him crazy. Obviously.
You should feel sorry for the What. He has sexual orientation issues, a lack of a formal education and no job prospects that will save him from his own financial ruin.

The war is not over. BTW This is the spring selling season, Right? I don't see that many sales going on. Just go into a Real Estate office and ask then how is thing going? Sales volume has fallen off a cliff and the Developers are stuck with inventory. Yep homeboy, this is going to be fun.
One last thing, why is this guy going into foreclosure? A prime block and he can't save himself. Sign of things to come.

I can't find any info on ACRIS about this location. Just a bug in acris or what?
Why don't sell when prop is worth considerable more than mortgage?

this place is right across from Underhill Park. A (relatively) quiet street, not much traffic. Great spot for a family with some rugrats, with that park right there.

The owner has owned this property since 1953. If you want to find our how to see the deed, ask davetheassholeinbedstuy! This is a case of FRAUD refi where someone blew the equity out of the house. The house was paid off then in 2005 some assfuck refied it. Fraud is going to kill the Mutant Real Estate Bubble.

I've got to question that 12:16. There's a noisy playground across the street. A guy on Brooklynian PH blog recounted his experience being threatened by a guy with a gun a block down Underhill about 2 weeks ago. It was only 9pm, he is a big guy, he's been in the nabe for years - not a likely to have been making himself a target for those who you like to blame the victim.
There are definitely houses in PH that have sold for 1.5-2M and even a little more. But there are many that have and are still selling for 1M or less. This place may very well not be worth more than is owed on it.

A gut rehab just around the corner from this one went for 1.4 a few months back. Plus PH under is far from a Ghetto, it is the 5th priciest neighborhood in Brooklyn; a diverse community which like many other neighborhoods in experiencing an increase in petty crime.
The only reason i see this going to forclosure is time: it takes time to sell property. An auction usually yields instant results.

i suspect fjorder got his "" mixed up. No brownstones have sold in true PH for under $1M anytime recently. 164 Underhill (one block south) was recently on the market, in need of total reno, 3 floors instead of 4 at 136 Underhill, de-stooped, etc. for $1.4M.

Your friends got ripped off. That place was horrible. Gutted with no detail left and on one of the cross blocks so it didnt even have the extra deep lots that are the only reason to buy in PH.

If you paid more because you got caught up in the boom in the last 2 years, relax. As long as you can afford it and you like your home, it's not a problem. But if you think everyone buying at that time or now paid so much you are mistaken. Just because your broker pointed out the high watermark comps doesn't mean there weren't and aren't more reasonably priced places.
