Co-op of the Day: 191 Willoughby Street

Man, the sponsors over at University Towers really have dollar signs in their eyes! We've already looked at two two-bedrooms in the building that have been on the market in the last year; one was priced at $560,000, the other at $530,000. So now the sponsor has put in new floors and a tacky kitchen and is asking $637,650 for a similar two-bedroom in the complex. Seems like a big stretch, no? After all, you can pick up a two-bedroom at the Forte (a Brownstoner advertiser) for $650,000.

They are trying to cash in from the better buildings near it. Just like the ugly fat girl wanting to be around the hot girls and just maybe she can land a guy who is too drunk to notice what a pig she is.
If anybody buys here for those prices, man, they are going to have some major buyers remorse.
Better units:
The Oro, The Toren, Belltel Lofts, 110 livingston, 200 livingston, Forte Condo, One Hanson Place, etc..

Granted, these are homely buildings. But this two bedroom unit has a better layout than most 2-bedroom lines at the forte. A real foyer, separate kitchen and dining area, etc. Most of the rooms appear larger, too, particularly against the forte's "D" line. Less style than neighboring new condos, yes, but not a bad apartment.

I'm the former owner of the property over at UT which was listed last year at $530k. We were able to sell our apartment at list to a great young buyer. I loved living at UT. Very nice neighbors, very clean (and well manicured grounds) nice staff and I loved the parking. My wife and I moved because we wanted a bit more space. I think $637K is a bit aggressive in light of the new construction in the neighborhood, but University Towers is a nice community.

I live in UT and the price is right compared with the more expensive Forte, Oro and BellTell. And guess what? It's closer to everything esp. the subway and the park. Location, location, location... is hard to argue.My unit is differently renovated and looks like a million $$$. Mr. B took pics of the worst possible scenario.

I live in BellTel and have nothing against UT, but to say it is closer to everything especially the subway is wrong. The A,C,F,2,3,R trains are literally within a 3 minute walk from BellTel with the 4,6 train only a couple minutes further. You really couldn't have a better transportation situation anywhere in the City. Also closer to Atlantic, Smith, Brooklyn Heights, Dumbo, Cobble Hill. So really, I think some of the other buildings have much better location.

Am surprised Brownstoner would compare prices like that without mentioning sq. ft., etc.
Obviously, a '2 bedroom' can be a small apt or a large apt.

2:06, UT is about 5 minutes away from BellTel, so what's your point? All the trains you list are a quick walk from UT as well.

The location of UT appears to be very close to the Q train at DeKalb which puts you in Union Square in 10 minutes, 2 stops. Pretty nice.
I agree with 2:13 that sq footage is important to this discussion.

Here's another little tip:
University Towers is 99% occupied.
They can't give apts away at the 35% sold Belltell and similarly sold Forte. Both of which have been on the market for well over a year.

Location? Location for dummies and those buildings are hideous. The neighborhood is a hole. Those buildings are flanked by the projects, and look like they belong there too. So you're close to a ton of subway lines? You can wait for a train for faster and I can actually leave my (attractive) brownstone and walk around the corner and have my choice of restaurants and bars and shopping. And the neighbors don't fling their own feces.

Not a fan of UT, but for the record I called Forte sales office about 2-3 weeks ago to ask about the $650K 2-bedrooms and was told that they actually start at something like $740K (can't remember exactly). I mentioned the ad on Brownstoner, and the agent told me that the $650K figure was no longer accurate and should be taken down. He said all the loer-priced units had been sold.

I know a few people that live in UT. Yes its rather utilitarian but its a good location and and you can get a decent amount of space for less than other buildings in the area. That said everyone I know that lives there paid less than this unit.

Just in case there is still interest in UT, I have a unit for sale or rent. Which ever comes first. It's a 1 BDRM apt in 191 Willoughby asking 420K. 729 sq/ft. Rental price is $2,250/month.
