Co-op of the Day: 160 Columbia Heights

After six weeks on the market at $699,000, this one-bedroom co-op at 160 Columbia Heights has been reduced to $649,000. At 750-square-feet, it's a solid one-bedroom, but it's still only a one-bedroom; and as cool as we find the Deco exterior (and as sweet as the views are), it's not a fancy building by any stretch. So the question is, Will $850 a foot fly?

It's the $1200 a month maintenance that kills you. On a 750 square foot brooklyn apartment, that's way too high. Price needs to be reduced to account for the huge maintenance.

Not a fancy building? Why not? I think it is a perfectly lovely building. The problems is that the apartment is small. The kitchen is tiny. The maintenance is very high. They will need to further reduce the price.

Agree that it's lovely, but that's not the same thing as fancy. There's no doorman, for example.

Windows are sweet. But $1,182/mo for maintenance? Too much for what you get.

Size is reasonable for a 1BR and the room size are good. Can't tell what the bathroom or kitchens look like either, which probably means they aren't great, which should bring the price down.
Uggh, the bathroom looks like it is in the bedroom, meaning all visitors have to walk through to go.
Part-time doorman and utilities are some of the reasons for the high maintenance. Not exactly what they mean by all utilities though. (43% deductible)
Location is pretty good, considering an easy walk to the 2/3 on Clark St. The views are also pretty special.

Would make a nice pied-a-terre at $500k, assuming the kitchen and bathroom are up to par -- which I'm guessing they're not, since they're neither mentioned nor pictured.

Does it really matter that much if you have to pay $13,000 a year as oppoed to $11,000 a year for maintenance? Peanuts. Think of what you would pay in heating fuel in a brownstone. or to repair the facade. This building has been restored from top to bottom. That is probably why the maintennce is high. But the upside is that it's done.
Those views are something else again. It's a sweet apartment in an elevator building, with great Art-Deco style. So I don't get the negative reaction? Has Art Deco, like granite counters, fallen out of favor?

This is actually a pretty nice building. There is a doorman and a super and a small p/t cleaning staff and the fastest elevators in NYC

I think this would be a great place for a bank guy (or guy) who is in NYC only part-time and can pay in Euros.
Why don't they stage anything properly in NYC? If this were SF, it would have been staged with DWR-y furnishings and recognizable art on the walls (all rented for 5k, natch)

I'm not crazy about this building at all- especially tucked in amoung some of the prettiest Pre-War building in all of Brooklyn. The views are great.

I don't know if I sound like a broker or not, Biff. All I know is that my good friend lives there and I"m always impressed by the elevators. The one (!) in my building takes forever.
And anyway, I was trying to correct the original post that says it's "not a fancy building by any stretch" bcs in my opinion, it's a little fancy.

You've got to pay a big premium for the views. To someone who values view over space, this will fly.
It is prestigious location and one of nicest neighborhoods in NYC.
I've been in one apartment in the building years ago - and there was a doorman and apt was great (sunken living room).

Sorry 1:38/2:04, but it sounds a bit odd that someone with no vested interest in the place would think to mention a "p/t cleaning staff" and fast elevators.
Price still seems to me to be a bit high, but I happen to like the building and love the location.

I'm looking for a 1 bedroom with den or office. (I'm 26). If I can't find a 1 bedroom with den in PS or Brooklyn Heights, then I ain't leavin Manhattan.
I bought my small East Village 1 bedroom 3 years ago for 280K and sold it 2 weeks ago for 675K.
I'm hoping to find something soon so as not to have to rent, but that's looking less likely...
