Co-op of the Day: 205 Warren Street, #2D

Another unit at the former St. Paul's Parish School at 205 Warren Street has just come on the market. A 1,300-square-foot apartment down the hall, which had been asking $995,000 back in December, closed for $975,000 in March, a strong vote of confidence in the building. Apartment 2D, by comparison, is 700 square feet and asking $625,000. It traded for as little as $466,000 less than a year ago, but it looks like the kitchen was renovated in the meantime. (Personally, we're not loving it.) We do love the overall vibe of this building and the windows and ceiling heights in these second-floor apartments are killer. Think they'll get their price on this one?

The ceilings in the main room are fabulous. The bedroom would drive me nuts. I was in the market for this price range just a couple months ago in Park Slope. Maybe this neighborhood demands a better price than Center Slope, but this seems to be a tad high. The charm and the neighborhood might pull off this sale (plus, laundry in the apt).

That's amazing that one can put $10K or $20K into a kitchen renovation and ask $159K more a year later in a weakening market!

I have nothing against granit if its done nicely and in moderation, inlike this kitchen. The mention of the granite haters refers to a place listed here last week where everyone started dissing the granite countertops.
The ceiling beam is a much bigger problem. Plus it looks like that bedroom overlooks the livingroom as a loft space, or am i missing something. That's kind of a college level setup!!!

I have never seen it mentioned before here on the Brownstoner so I will introduce the subject...
This place has bad feng shui.
The ceiling beams are bad, ESPECIALLY in a bedroom. The other place that had bad feng shui was the condo that overlooked the cemetary. No Asians will ever be interested as buyers of these properties. Aiyy Yaa!!! Mo choy!!

These two issues are serious abominations in architecture/building placement in the world of feng shui. They would both be considered unacceptable by ANYONE in terms of the feng shui of these properties.

Last spring i started a search for an apartment,
and bid on this apartment. I totally loved it. Makes me mad that the person is moving out so quickly.
It was marketed for $435,000, To ask so much more for it now is ridiculous.
Luckily i found a much better apartment in Bk heights!

looks like the kitchen was the only thing changed.
cant say i like all the granite. before it was linoleum but a serviceable layout. If i had bought the place i would have eventually upgraded the kitchen.
the apartment had a lot of charm. it took months before i stopped being annoyed that i didnt get it.

apartments in this building are perpetually overpriced. cramped feeling apts and the common areas are worse than my freshman year college dorm.
great street, but they are apts for single people, and I think for that much, singles have choices in other areas that are more appealing.

There really is such thing as a camera lens that is TOO wide.
Truly.
Like the lenses so wide they compress the image making an already low ceiling look 2 feet off the floor.
I'm so sick of seeing these awful ultra-wide lense shots on listings. It makes the properties look terrible. I can't believe how little brokers know about their field and all the related elements. Architectural photography should be an area of expertise for brokers making this much money.

2:06 - i remember when i listed my place with an agent, i asked the photographer not to use a wide angle lens. in the end, i was convinced to go with the wide angle shots because, although distorted, they show a lot more of the space within the frame than the shots with a standard lense. but those shots of the sleeping loft in this listing are dreadful!

I was also going to comment about the low ceilings before I realized it's a loft. you have to look at the photo a second before it hits you. I LOVE the wood ceilings.
I agree that this shouldn't be called a 1BR... according to my definition, in a 1BR you can have guests over and still feel comfortable having sex in your own bed. That would be difficult here (for non-exhibitionists). As to the bedroom ceiling: it looks high enough to do some good her-on-top bouncing, so I find the ceiling height to be perfectly adequate.
I think what throws the kitchen off is the floor. Otherwise it's fine. I think recessed lighting is actually no a bad choice in an interior space like this.
The question of price hinges on whether the 700sqft includes the loft (which reminds me of the 7.5th floor in "Being John Malkovich"). If so, then this shouldn't really go for more than $500k.

Or, to keep the sex talk centered on real estate/interior design, since this apartment is really a glorified studio, the whole thing is your bedroom. So you can go wheelbarrow on the couch, or on the horrible granite floor in the kitchen. How about up and down the stairs to the loft?

I looked at this apartment, I'm 5'5" and I smashed my head on the ceiling in the loft. The plank stairs are bouncey, the rails are nowhere near code compliant and the Home Depot kitchen is weirdly large for such a tiny apartment. The rest of the Co-Op smells and looks like a really poorly run retirement home. The street is beautiful and it common spaces have so much potential. A greasonable value at $500,000 just plain silly at $625,000.

The Kitchen is done in marble - Emeradoro Dark to be exact there's too much of it and the tiles are too small. The kitchen used to be open to the living room, but the renovation closed it in - a wrong headed move. Also the washer/dryer cabinet is done very poorly, very DIY.

I think I know why this person is moving out so quickly. It's a very charming apartment/building that draws the gullible type to overpay. However after the honeymoon period's over, one soon realizes that the space is too small, the ceiling height on the loft area (bedroom? ha!) is a joke, and the building was converted on the cheap. The worst of all is the fact that the windows are facing the side wall of adjacent building, like 4 feet away! No view, no air, just plain horrible.
