Co-op of the Day: 93 Lexington Avenue

93-Lexington-Avenue-0508.jpg
This has to be one of the nicer bachelor pads in Bed Stuy. The open plan of the co-op at 93 Lexington Avenue isn't for everyone, but the open loft makes for a pretty sweet entertaining space. While we're not always fans of exposed brick and track lighting, we think they work nicely in this case. And, as we've said before, we dig the width of Lexington Avenue and the range of attractive old industrial buildings that line it. After more than three months on the market at $1,300,000, the 2,500-square-foot pad was just reduced to $1,195,000. As nice a place as we think it is, this is still far from a lay-up. See for yourself on Sunday from 2:30 to 4:30.

Keep chopping the price.

Posted by: guest at May 15, 2008 1:01 PM

sick place too bad its in BEDSTUY...thats alot of $$$ for a 1bd in a shady area... NO THANKS but great pad though...

Posted by: guest at May 15, 2008 1:02 PM

I'd take it for 500K.

Posted by: guest at May 15, 2008 1:05 PM

this is just a couple blocks away from where the shooting took place....

Posted by: guest at May 15, 2008 1:06 PM

i agree with 1:05 pm.

really nice apartment but way too expensive for the neighborhood.

Posted by: guest at May 15, 2008 1:07 PM

Serious question for someone...I'm near 7th Avenue in Park Slope and one of these weekends would like to go and explore the "nicer" parts of Bed Stuy/Stuyvesant Heights that I hear so much about.

Can you tell me the best and most scenic way to walk up there, staying clear of Atlantic obviously. I'm usually a wanderer, but I don't know the area and would prefer to make a clear path towards the direction with the nice homes, etc.

Any ideas?

Posted by: guest at May 15, 2008 1:08 PM

Nope. Waaaaay too much money given the location and transit access (the G is your closest train)

Posted by: guest at May 15, 2008 1:08 PM

this listing must be a joke. For a 1 bdrm in Bedstuy approx 50% overpriced.

Posted by: guest at May 15, 2008 1:11 PM

Buy it for seven figures now, sell it for 450k in 2010.

Posted by: guest at May 15, 2008 1:13 PM

"the range of attractive old industrial buildings that line it"
This is the dumbest remark Brownstoner has ever posted and thats saying alot. The industrial bldgs on this block look like crap

Posted by: guest at May 15, 2008 1:17 PM

1:08, take the A train to either Nostrand (Bedford area) or Utica (Stuy Heights area).
If you get off at Nostrand, walk north and turn east on Hancock or Jefferson and you will see some beautiful blocks. Macon, Halsey and Putnam have some gems too.
From there you could walk south to McDonough and just take that east until you get to Lewis Ave which is the heart of Stuyvesant Heights. I'll let someone else weigh in who knows more about the Stuy Heights streets.

Posted by: guest at May 15, 2008 1:19 PM

1:08, Walk down Eastern Parkway. You can make a diversion onto Dean Street which is along the way in Crown Heights and was recently landmarked, then you'll want to hang a right and heads towards Stuyvesant Avenue which is th prettiest area of Bed Stuy. The streets going off of Stuy Ave., like MacDonough are incredible. If somone named Dave tries to accost you in Bed Stuy, steer clear.

Posted by: Brooklynnative at May 15, 2008 1:21 PM

1:08: Quick answer (and excuse my spelling) - take 7th to the other side of Flatbush. Take Park Place to Vanderbilt Avenue. Make a left. Walk up to Fulton Street. Make a right. Take Fulton to Bedford Avenue. Make a left. Go up to Hancock (for example) and make a right. Keep walking down Hancock.

Once you are on Hancock and Bedford, that is the Bedford Corners section of Bed-Stuy. As you continue to walk east, you will make it to Stuy Heights - around Margus Garvey Blvd.

Check out some nice eateries on Thompkins.

Make a right down Lewis and see the nice stores and houses around MacDounagh. Bread-Stuy is right near there.

I like Macon, Macdounagh, Decatour, Bainbridge, esp between Lewis and Stuyvesant Avenues.

When you are done, you can catch the A/C at Fulton and Stuy Ave or make a right on Fulton and walk all the way back to Vandy.

Hope that helps.

I like the pad. But it really annoys me that Brown Harris is marketing this place as Clinton Hill.
I wonder how much the current owner paid and when. This place is worth 550K tops. But this market has shown us over and over again that there is a sucker out there. So it will prob close for a little under a 1mil.

Posted by: guest at May 15, 2008 1:24 PM

1:08pm Urban Walker: Start out at Brownstone Books on Lewis Ave. You'll be in the heart of Stuy Heights. Try exploring the rectangle bounded by Tompkins and Stuyvesant (W-E) and from Macdonough to Quincy (S-N) -- it includes some gorgeous blocks.

Agree this apt is WILDLY over-priced. It would be stretch even if located in the better parts of Clinton Hill or Prospect Heights.

Posted by: guest at May 15, 2008 1:25 PM

1:08...there isn't really a scenic way to get to those nicer blocks. To take the subway...take the A train to Utica Ave stop and gou out the stairs by the last car and out the exit market Fulton PARK...not Fulton Street...you'll wind up in the park facing Stuyvesant Ave...walk all around those blocks as far up as Putnam and between Malcolm X and Tompkins. Here's a good interactive subway/street map.

http://www.onnyturf.com/subway/

If you really want to walk go up to lafayette and then go east through the edge of Pratt and then start to head south. You'll be going through some sketchy blocks though.

Posted by: daveinbedstuy at May 15, 2008 1:25 PM

No ad hominem attacks today Brooklynnative.

But that certainly would be a better route to walk. Don't get caught up in crown heights...better value in bed Stuy...but this place is way over priced!!!

Posted by: daveinbedstuy at May 15, 2008 1:29 PM

Brooklynnative...was it you or Putnamdenizen who asked me if I was the guy from the NY Times article about 6 months ago???

I'm not but I met him a few weeks ago. He's on Malcolm X and Hancock...haven't seen the building yet.

Posted by: daveinbedstuy at May 15, 2008 1:33 PM

Thanks for all the advice guys. Really great. I'm always walking around Prospect Heights, Clinton Hill, Carroll Gardens, Boreum Hill, Park Slope of course, Sunset Park and Brooklyn Heights, but never made it up to Bed Stuy yet. I plan to soon.

Thanks again.

Posted by: guest at May 15, 2008 1:37 PM

Dave, I have no idea who Put... is.

1:37, I'd also recommend you consider a bike. You see so much more that way and get through the unavoidable sketchy neighborhoods more quickly.

Posted by: Brooklynnative at May 15, 2008 2:17 PM

Better value? ...more crime too.

Posted by: moreteasir at May 15, 2008 2:35 PM

I wasn't looking to buy anything in Bed Stuy anyway. I just wanted to walk there.

I'm not leaving my home in Park Slope anytime soon...

Posted by: guest at May 15, 2008 2:37 PM

which statistics were you going to cite moreteasir?? or was that just a typical throw out we're all so used to seeing without any facts to back it up?? I can certainly cite one area of racial friction which results in crime that Bed Stuy does not have and Crown Heights does!!!

Posted by: daveinbedstuy at May 15, 2008 2:39 PM

I live 3 blocks from the synagogue...won't be no shootings on my block Daveinbedstuy. The Hasidim won't bother you in you don't bother them....try that trick with the drug dealers in Bed stuy. Racial friction is all over the city....frequent acts of violence aren't.

Plus I have parking.

Posted by: moreteasir at May 15, 2008 2:47 PM

Every statistic I've ever looked at shows Bed Stuy to have more crime.

It has one of the highest crime rates of anywhere in the city. You certainly aren't going to try to dismiss that common fact, I hope Dave. No one is THAT stupid.

Posted by: guest at May 15, 2008 2:49 PM

that place is amazing looking inside.

love exposed brick

Posted by: guest at May 15, 2008 2:51 PM

Love the place. The price is absurd. Bed Stuy is still a total ghetto. Especially this area.

I bid 400k.

Not a penny more.

Posted by: guest at May 15, 2008 2:54 PM

All of Crown Heights has far less to turn then Bed Stuy.

People don't know what they are talking about. As a mother I would have no problem allowing my 12 year old to walk around the Jewish section of CH....My son will not be walking around Bedstuy.

The Jews keep that area safe...very safe. They allow the precious 6 and 7 year old walk around there alone! If you leave them alone they will leave you alone...it's just that simple!

A ClintonHillLady

Posted by: guest at May 15, 2008 3:25 PM

what section of Crown Heights is the "jewish" section? Every time I walk around it just seems a mass of caribeans and jewish walking around with little divide.

Posted by: guest at May 15, 2008 3:36 PM

its pretty nice, even though the ceilings are too low for it to be a legit loft.

oh, and the price is 500k too high.

LOL white people LOL

Posted by: guest at May 15, 2008 3:37 PM

Caribeans and jews walking around with little divide...

That sounds like a GOOD thing to me!

Crown Heights is the new symbol of diversity at its best then!

Crime & Foreclosures

Bedstuy > Crown Heights

Save your gambling for Vegas, at least the drinks are free.

Posted by: moreteasir at May 15, 2008 3:51 PM

well, 2500 sq ft is a lot of space. what would be a fair psf? i don't know. this is at $478 psf. Think you could be around the lorimer/graham stop on the L for that in a new condo in a safe area with lots to do in the ps132 school district.

Posted by: guest at May 15, 2008 3:54 PM

3:25... AClintonHillLady writes..."As a mother I would have no problem allowing my 12 year old to walk around the Jewish section of CH....My son will not be walking around Bedstuy. The Jews keep that area safe...very safe."

Doesn't get more racist than that!!!!!!

Posted by: daveinbedstuy at May 15, 2008 3:58 PM

i didn't think it was racist.

i thought it was true.

Posted by: guest at May 15, 2008 4:03 PM

...yeah she doesn't want her kid walking around there cause of the blacks....has nothing to do with the crime rate at all.

Posted by: moreteasir at May 15, 2008 4:07 PM

...plus, you brought race into it Daveinbedstuy. Your Hillary Clinton tricks won't work here.

Did I mention that I have parking?

Posted by: moreteasir at May 15, 2008 4:14 PM

First things first, I am not a racist! The crime rate in Bed-stuy is absolutely out of control and always has been! I practically grow up in Bed-stuy and not much has changed in the last 15 to 20 years.

So daveinbedstuy, you just need to accept the fact that the crime in your area sucks and I want no parts of it.

And by the way...You have no idea what my racial background is ... what did your elders tell you about assuming?

AClintonHillLady

Posted by: guest at May 15, 2008 4:18 PM

and recessed lighting????

Posted by: daveinbedstuy at May 15, 2008 4:18 PM

A ClintonLady...I made no assumptions about what your racial background is...learn to read.

And you wrote "I practically grow up in Bed-stuy and not much has changed in the last 15 to 20 years." With that statement you have absolutely NO credibility here anymore whatsoever.

The crime rate where I live in Bed Stuy is not "out of control"

You're that type of person that throws out these gross generalizations (like "the Jews keep that area safe")that are just the most ignorant of all postings here.

Posted by: daveinbedstuy at May 15, 2008 4:23 PM

Nope, just lower crime and parking....for two!

Posted by: moreteasir at May 15, 2008 4:28 PM

The fact is that The Jewish Community is Crown Heights does keep the area safe...a hell of a lot safer the BED-STUY! Every Saturday, rain or shine, the Hasidim Jews allow their children to walk the streets of their neighborhood unsupervised. They have neighborhood watch and a strong relationship with the police stations in the area.

I have never seen the amount of police on the streets of CH in Bed-Stuy unless it was right after a shooting. Give me a break!

And you tell me what has changed up and down Malcolm X BLVD in the last decade.

Posted by: guest at May 15, 2008 4:32 PM

moreteasir....how'd you come up with that login name??? English? Irish???

Posted by: daveinbedstuy at May 15, 2008 4:32 PM

I can't stand you, Dave.

Don't think anyone else here can either.

Posted by: guest at May 15, 2008 4:34 PM

I don't care 4:34. Seems that you continue to read what I post though!!

Posted by: daveinbedstuy at May 15, 2008 4:52 PM

Dave = Jon Crow = Lou Sones

Posted by: guest at May 15, 2008 4:58 PM

I was an ardent supporter of Union Hall...go back and read the original post. You ever even been there 4:58???

Posted by: daveinbedstuy at May 15, 2008 5:01 PM

Actually, Dave's comment about how we all read what he posts reminds me:

Brownstoner, can you add that feature that some blogs have where you can elect not to see comments by a particular poster?

Posted by: guest at May 15, 2008 5:10 PM

5:10 ... LOL!!!

A ClintonHillLady

Posted by: guest at May 15, 2008 5:13 PM

Yes, that'd be great...I'd welcome it as well...then I could screen the idiots and their inane one-liners.

However, guests, you'd have to actually make the effort to sign in for that system to work.

Posted by: daveinbedstuy at May 15, 2008 5:16 PM

Why are they selling?

Posted by: guest at May 15, 2008 5:20 PM

And since most of you never add anything except your contempt for what I post you'd never block me...or any of the other people signed in who keep the discussion going...because you'd have nothing to say!!!

Posted by: daveinbedstuy at May 15, 2008 5:20 PM

5:20...they won the Lottery and are moving to Crown Heights

Posted by: daveinbedstuy at May 15, 2008 5:22 PM

I'd be first in line to block Dave and Biff, if it were an option. They don't add anything to this website at all. They dumb it down actually with their supposed to be, but always off the mark attempts at being witty.

Posted by: guest at May 15, 2008 5:26 PM

WOW 5:26, insightful. You should take your own medicine and add something to the discussion about the loft under discussion. See above...I started out adding to a question posed. Please cite your additions to the discussion.

Posted by: daveinbedstuy at May 15, 2008 5:29 PM

another thread ruined by daveinbedstuy...

is this payback for all the times you were called a faggot in grade school?

you've decided to be a big bad bully on a blog now?

you are such a man.

Posted by: guest at May 15, 2008 5:32 PM

i won't resort to name calling 5:32. besides, you'd lose that battle. Are you the one who asked the assinine question above at 5:20..."Why are they selling?" I suppose that added a lot to the discussion. Talk about dumbing it down.

I suspect that a quick personality profile of you would indicate a lot of latent problems. We know the type that uses those type of words. You probably compare notes with John Crow a lot too.

I haven't called anyone a name here except A ClintonHillLady for being a racist...go read all her posts...and the ones under the shooting OP as well!!!
you are such a man

Posted by: daveinbedstuy at May 15, 2008 5:39 PM

I find you much more disgusting than ACLintonHillLady.

You are just a lady.

One of those middle aged, bitchy queens with an open relationship, lover doesn't even live in the same city with you, and when you get together you discuss how your doll collection is coming along.

Posted by: guest at May 15, 2008 5:45 PM

Please - Daveinbedstuy isn't so bad. However, it's ridiculous to get offended by the one good thing about hasidim neighborhoods - that they're safe. Dave, the truth is, there are ethnic neighborhoods where the residents seem to watch the streets more closely than others - and a generic white yuppy neighborhood is not one of them. But an Italian neighborhood is VERY safe - that doesn't mean people want to live there.

Posted by: guest at May 15, 2008 5:48 PM

Ohhhh WAAAHHHHHHHHHHH, 5:32!!!! Another thread ruined by daveinbedstuy. I'm going to tell my mommy that someone ruined my thread!!! Even though no guest has said anything since 4:32 other than to attack Dave, he killed our party...WAHHHHHHHH!

Posted by: Biff Champion at May 15, 2008 6:05 PM

4:32, I have a newsflash for you.

Every Saturday, rain or shine, black, white, Latino, Asian and Arabic parents allow their children to walk the streets of Crown Heights and Bed Stuy unsupervised.

AND NOTHING UNUSUAL HAPPENS.

Can we stop the alarmist bulldinky here? Does anyone actually think that any (fill in racial/ethnic group here) good parent doesn't care about the safety of their child? If these neighborhoods were SOOOOO dangerous, they would be empty of anyone with a family and children.

If you don't like it here, and don't want to live here, fine. But to post insinuations that one group is either braver than everyone else, or worse, that everyone else is so dangerous to said group, that it is amazing that they let their kids out at all, is just the usual fanning of the flames of racism and devisiveness that has permeated this site recently.

For your information, in Brower Park, in scary Crown Heights, I have seen Orthodox kids regularly playing basketball with black kids all during the summer, and everyone gets along just fine. Kids are kids. It's the grownups who mess things up.

Real Estate Investing for Dummies:
What neighborhood is bounded by Clinton Hill/Fort Greene to the West, Williamsburg to the North, Bushwick to the East and Crown Heights to the South?
This same neighborhood is about 15 minutes to Manhattan and serviced by the A train, the G train and the J train.
This same neighborhood is the last place in NYC where one can still find a brownstone routinely for under 800K.
Despite the most dire predictions of doom and gloom, new york real estate appears to have weathered the storm with the possibility of a recession fading fast.
This same neighborhood is located within a world capital mind you with all the cultural advantages of that designation.
How many times do dummies have to be told to buy on the dips, whether it be in real estate, stocks or commodities?
No wonder some people never get ahead.

Posted by: guest at May 15, 2008 11:20 PM

brownsville, east new york and ocean hill are to the east of bed stuy, actually.

and 75% of the residents live below the poverty line.

that's not changing anytime soon.

Posted by: guest at May 15, 2008 11:25 PM

Ah the class/race wars yet again. Despite Dave's comments comparing Crown Heights and Bed-Stuy (sorry Dave, I live in CH and love it- they are both great nabes so we can do without that stuff), in so far as Clinton Hill Lady, he is spot on. I find so many people just love to make grand, obnoxious sweeping statements about neighborhoods they have never lived in and don't know, but they are really spewing racist crap. Of course they think it sounds so much more palatable if they try to disguise it as faux economic anthropology.

Or she could be using the "vision of honesty" mode- "well, it's just reality! I'm only being honest!" Hmmm....no... that was moreteasir.

I also love the very subtle, "how can I be a racist, I'm complimenting the Jews" dichotomy.

I hate to be the one to burst your little Hasidic neighborhoods are so safe bubble but a Black police officer's son, a college student on the way home from school, was jumped and badly beaten by some Hasidic men just for walking down the street. Hasidic neighborhoods have problems too- and don't tell me I am biased. My family was orthodox until my early teens, and then conservative.

Montrose Morris is quite right- the kids get it, but it takes us adults to screw it up.

Posted by: guest at May 16, 2008 12:00 AM

I think it's racist to assume that only white people could dislike some black people. Some blacks can't stand some blacks either!

Besides, all I said was that there's higher crime in Bedstuy....I addressed race when DaveinBedstuy brought it up.

Posted by: moreteasir at May 16, 2008 8:22 AM

right on the money, 11:20. this part of bed stuy (westbed, bed stuy, whatever you want to call it) is 1/2 a block from clinton hill, technically. it is thriving-but many of you wouldn't get it, because you don't see boutiques and cafes on every corner...don't worry, they will come, just like they did in fg/ch.
it's a 3 min. walk to the brooklyn flea, around the corner from choice...

Posted by: guest at May 16, 2008 9:22 AM

oh puhlease ,moreteasir! And plenty of white people can't stand other white people- so what? But its a very different thing to make blanket statements about any one group- especially when those people obviously have no real knowledge or experience with either the neighborhood or its people. Dave didn't inject race into this discussion, he simply pointed it out. And i am always amazed how offended those posters who make those blatantly biased statements are when they're called on it.

So in other words, you want the "fun" of being offensive without the responsibility. You and your little CHL friend just don't get it. And you probably never will.

Sorry...is this the thread talking about that loft on Lex Av???

I'm from Europe. Don't get you guys sometimes....Great country, but everyone is obsessed with race. OBSESSED.

I got my citizenship last year. I thought it'd be great to vote for president this year. Don't even talk about it anymore. If I say I like one candidate over the other I'd probably be labeled sexist, racist or ageist. God almighty people, relax. If you don't like being around people who look different or pray differently move down south or to any of huge amount of countries in Europe.
