Condos of the Day: Price Cuts, No Love for 45 3rd Place

The developer of the 45 3rd Place (aka the Carroll Gardens atrocity) has finally cried "Uncle!" After 16 months on the market with no reduction in price, the two units in the mangled converted townhouse finally received small price reductions (around 3%) at the end of last week. (Notice how the current listings do not include a single photo of the offending addition.) We wonder whether they've fixed any of the red flags spotted by blogger Pardon Me For Asking at an open house earlier this year. What do you think these will ultimately sell for (if they ever do)?

If the house was still intact, I bet you could get $2 million for it. Chopped up like this, I couldn't imagine these units going for more than $1 million per, could you? Maybe more like $750,000, $800,000? I live just down the block, and maybe a month ago saw people who might have been looking at it, Wall Street types, but they evidently didn't bite.

The price is ridiculous but I don't think it's as horrible as you're making it out to be. Yeah it looks like one building is eating the other, but the interiors look nice IMO. I'd look past it if they cut the price 1/2 a mil :)

Ah, the lovely Tumor Building. A friend of mine saw both units a month ago and the feedback from the broker was the owners won't respond to a lowball offer, they own the property outright and are content to have the units sit empty until they get THEIR price. I thought that was pretty nervy, what with all the negative word on the quality of the reno and the fact that they're on the market for OVER a year. I've had some dealings with the BHS listing broker and she's a straight shooter - too bad she and the neighborhood are saddled with this atrocity.

I thought I saw this listed in 4/27 NYT for sale as a regular brownstone with 2 duplexes. I wonder if they are marketing it both ways. They also took down the for sale sign in front of the building. It seems that all buyers are in agreement that this building is wrong.

Yes this is an ugly addition - but before all you idiots begin gloating how bad architecture wont sell - I am sure it has much more to do with the price and quality of these apartments rather than the architecture.....
proof....
well despite all the comments regarding its horrible architecture, the glut of condos on the market, and the credit crisis, I culdnt help but notice the number of apartments in 4th Ave's "Crest" condo that were lit up and clearly occupied (not rentals) this weekend -

I really don't think this is SUCH an atrocity. Could be much much worse (i.e., in order to expand it they destroyed beautiful lines of original building). There is so much worse architecture out there that I can't help but feel that many of the commentators are sheep who are told that this is THE ULTIMATE ATROCITY and just go along. Brownstoner, it must be said, has very far from fabulous taste. He has decent taste, but often is taken in by random finishes and ignores HORRIBLE, cheap-ass square foot scrimping layouts. They layout of these apts are very smart - and a decent layout it not easy to come by in this borough. That being said, I think prices need to come down to about $999,999 - at least.

Biff, Can I answer for cgguy what a "Wall St type" is?
Picture a white, upper middle class male, 25-35, wearing generic upper middle class clothes likely from Abercrobie and Fitch, J Crew or Banana Republic. The kind of guy who is a loud drunk, never shops locally, drives an expensive car, and moved to NYC in the last 5 years.
In other words, an asshole.

1:21, I work on Wall Street and can assure you that not all of us are loud drunks (I would consider myself more of an affectionate drunk). I also try to shop locally and have lived in NYC more than 5 years, but you pretty much nailed the rest. Your response was entertaining and pretty accurate, by the way.

It was something like mid-morning, and he, prob. 35-40, was wearing a suit and tie, carrying small briefcase, believe he took a car service back. I seem to recall the conservatively dressed wife went back with the broker, but am not certain. I said ``Wall Street.'' Perhaps I should just have said, ``professional.'' Most people dress casually today. Dressing in a suit and tie sort of marks certain occupations: securities firm employees (bankers, traders), lawyers, certain doctors. After that, while some people may wear suits, it isn't required.

Actually 2:06 - My father was a professional renovator of old buildings - beautiful rehabilitations of old brick buildings in Manhattan. The most well known being the Piano Factory on 46th and 10th.
And no, they didn't destroy the old lines - they left them and built around them. They could have torn off the roof and just built up and out with the same brick but they chose to leave the architecture intact. I don't think it's gorgeous, but in my opinion it could be much much worse. And places like the "crest" or "novo" are a gazillion times more hideous.

Before you respond Biff, I know you are trying to be the new "The What". It takes practice being a asshole (I do that well). Plus you must have some facts behind you. So when they come true, you can say "I told you so"!
Here is another fact: There is a massive dislocation in our Credit Markets. I would like someone to post their experience with getting a mortgage now. Plenty of banks are yanking their credit lines and telling people to "go fuck themselves" when applying for a loan.

You two add so much to this blog. jerri blank, daveinbedstuy and I already declared that faded type insults don't count, so I typically ignore them, unless they are just too irresistable to rebut (cue the Beavis and Butthead response to "rebut"). Words like "douche" here have become about as tired and unoriginal as "whassup" and The What's rants. As for the homophobes, no doubt these boys (yes, I'm pretty sure they are not women) are somewhat closeted themselves. For the sake of the gay community, I hope such guests stay in the closet.
