Closing Bell: Kick-Off Party for PLG Arts Show

Tomorrow night the community arts organization PLG Arts is having an opening reception for a group show it put together that features the work of 20 visual artists who live in or near Prospect Lefferts Gardens. The exhibit includes the works above and 22 others; all of the pieces are for sale, with prices ranging from $15 to $3,000. A portion of the proceeds will go to support PLG Arts public programs. The reception and show are taking place at K-Dog and Dune Buggy Café at 43 Lincoln Road; the reception runs from 7 to 9 p.m., and the works will be on view at the cafe through June 8th. Wish I can make but my work hours are unpredictable this week. Bob I am interested in buying in PLG specifically Rutland 1 but wanted to know about single family occupancy rule. Is it applicable on this block as well? A little rental income maybe? What do you think? Thanks and enjoy the show.

Sorry you can't make the reception. The show will be at K-Dog until June 8th and they have very long hours, so perhaps yopu could stop by some other time.

Rutland I, like all of Lefferts Manor, is covered by both the single family covenant and R2 zoning, so it is limited to single family occupancy. If you're interested in rental income there are many PLG blocks outside of Lefferts Manor. The north side of Lincoln II, for example, is in the PLG Historic District and has houses virtually identical to the south (Lefferts Manor) side, but it's outside of LM and has different zoning. There are many other blocks with beautiful houses that can have rental income.

Agreed with Bob about the North side of Lincoln between Bedford and Rogers. It has some beautiful houses in which you can have rentals.

Regarding the blocks further South outside Lefferts Manor, there are pretty amazing details in the brick and tudor style houses. Also some cute Edwardian woodframe houses with driveways. Those blocks are eclectic architecturally and fun to check out.

I just got back from the reception--it was the largest turn out I've ever seen at K-Dog. Many thanks to all who came!
