House of the Day: 36 Otsego Street

This two-story house at 36 Otsego Street in Red Hook ain't much to look at from the outside but given the recent price cut(s), it might be getting kinda interesting. The 1,600-square-foot house started out asking $1,200,000 back in January. It was reduced to $995,000 within two weeks (!) where it sat until last Friday when it was axed again to $850,000. While the interior of the house looks a little better than the exterior, the interesting part of the story is the adjacent lot with an existing two-car garage and 1,800 square feet of air rights. Waddya think?

Of course it would be a listing of the bottom feeding Corco-diles. I am shocked that it is not listed as an Italian style villa. Then they could ask for at least another 100k.

The way the Corcoran listing is phrased, I interpret that you wouldn't be able to build residential on the adjacent lot. So you would be stuck with a 1,600 SF dwelling space, and a "cute" (which probably means "dinky") garden. Potentially, however, your car could have more living space that you, which should make it very happy.

this is the ugliest thing I have seen at such a price. Can you imagine coming home to that every day after work? This is sure to kill anybody who would buy it at that price. UGLY

Okay, I just juxtaposed the phrase in the Corcoran blurb, "At 1600 sq ft (with a buildable basement)", with the floor plan. Shit, the house is 20' x 28', or 560 SF per floor. So when Corcoran says 1,600 SF they're INCLUDING the cellar which is patently more than 50% below grade. It may be "buildable" space but it sure as hell ain't habitable! $850,000 / 1,120 SF = $760/SF. In Red Hook next to two school bus yards? Yeah, right!

There are bars on almost every garden level window in Brownstone Brooklyn, 2:34. These here are just not as beautiful.

Jerr/Dave, please try not to hijack the thread! Anyway, I love the perspective of the photo, it looks like the house is about to tip over. I'm mesmerized and I can't stop staring at it. Maybe it really is about to tip over, in which case I'm not paying a penny more than $848,000!

According to the floorplan, there's no bathroom in the second floor. If you really have to go at 3 am, make sure you don't trip down the stairs.

And isn't this area more susceptible to ocean surge during hurricanes??? It is barely above sea level. I would rather live at a higher, draining elevation, say in PS, FG, BH. This house is on a tidal plain!

So you buy this house, redo it entirely into a sustainable, trendy, boxy mod thing (totally possible) and you have nothing to leave to your kids (either the house is regularly flooded from year to year and/or you just can't sell it)...of course, by then, if the sea level is rising as predicted most of NYC, the US and the world will be in crisis...

Echoing johnife, it sure sounds as though this is zoned manufacturing, which means the existing residential is grandfathered and you can only build commercial/industrial on your vacant lot. Still, it would seem to have potential for the right buyer, though the house is tiny, tiny, tiny.

This place is strategically situated between two school bus lots, a 99 cent store (with the wonderfully Red Hookian name "99 Cent Dreams"), and a fried chicken joint. While certain parts of Red Hook have the "charm" we hear some much about, this place is a healthy spit away from Brooklyn's biggest projects, on a dark side street that is a little too busy at night, if you know what I mean. Whoever decides they want to build something cozy here better get real creative with the use of razor wire. And while there are indeed bars on most Brooklyn brownstones, usually they reflect another time and era: these ones reflect here and now.

sadly this place is a joke. not worth what they are asking and i am betting it's the agent that put the $ amount on it. located next to a 99 cent store, smelly chicken joint and bus lots makes this place look like a junk yard house. i doubt it would go for 300K.
