Checking In on the Baltic House Condos

We haven't taken a look at 360 Baltic since last February, when it was one of three developments under construction on the street. The nine units in the building, which is between Smith and Hoyt, are now on the market, and they're all fairly pricey. The cheapest are a couple of 1035-square-foot two-bedrooms that cost $825,000, and the most expensive are a pair of 1500-square-footers listed at $981,000. The ad for Baltic House touts that it "mixes the best of both brownstones and highrises - intimate in scale but with the luxury feel of a Manhattan condo" and of course notes its proximity to Smith Street, "Brooklyn's shopping and dining Mecca." So what does a million bucks buy you here? Some private outdoor space, some high-end finishes including CaesarStone counters, washer/dryers, etc. The location of the condo is definitely hard to beat, but the prices here are another story. Anyone been to one of the open houses?

that place looks sweet and is in a prime area...
53 Boerum looks nice as well and 75 Smith... There are some good buildings in those parts too bad I cant afford them....

The location is easy to beat. It is across the street from Cobble Hill HS -- which is not a great sshool (justsee the report card!). And the block has a lot to be desired. The new buildings are truly hideous; the old ones in bad shape. It is between Smith and the Gowanus Houses (which are not a problem at all). It is not, and never will be (in my lifetime) a million-dollar condo block. I walk this block all the time -- ugh!

I think the building looks good. As far as the area goes I could not ask for more with Smith street right down the block what more do I need.

I can't understand how you people complain about a school. How come nobody mentions that school on 7th ave in Park slope , you know the one right near barnes and nobles, you know the one where the ELEMENT let's out at 3pm. You know the one that all the Park Slopers keep on the Hush Hush. :) These look nice to me.

Convenient location but a crappy block. And the renderings look pretty crappy to me which is a bad sign since the outside of the building is already pretty damn awful. Not worth it at this price, but there is a shortage of condos in the area so there might be a sucker or two willing to buy.

there is no shortage of new condos this size in "hot" areas at equally lofty prices. my take is they all need a 20% haircut if they seriously want to sell. i am not a broker.

The exterior of the building is hideous. It looks like some crappy extended stay hotel you'd find in Studio City or Ventura. And that really isn't the best block.
So, overpriced.

12:46 ton of restaurants and bars on smith and court is nice as well... close to B-heights its so convenient over there by smith and court... Quick ride into manhattan and in the middle of everything. From the water to Park Slope to the heights its all close...

I still don't see what's so great about Smith Street.
All those things you just mentioned are everywhere in NYC.
I prefer 5th Avenue. More of a selection and better restaurants, in my opinion.

1:03 - right. everywhere in NYC. which explains why every day ppl here complain about the lack of amenities in this neighborhood or that. and, remind me, which train runs down 5th avenue? oh, yeah - none. and good luck trying to find a cab.
anyway, i like 5th ave a lot too. but previous poster was asking us to explain what's so great about smith, not why it's better than 5th.

Park Slope is nice dont get me wrong its just too far out for me... Thats why I like Cobble Hill and Boerum for location reasons...
Seriously the bars and restaurants in Park S and Cobble and Boerum are pretty much all the same...

There are no closets -- three tiny ones in a 3bedroom (and the bedrooms are smallish).

I did go to the open house. If you hate look of new modern buildings - you'll hate this one too but I thought it was well-constructed and seemed good sized. I didn't think the bedrooms were small nor lacking storage space.
The 'duplex' which is 1st level plus 'dugout' lower level was not so great to me - but for some might work. Problem was from kitchen/living - no access to outside. 1st had to go downstairs to 'rec-room' aka 2nd bdroom. There was patio on that level then stairs from patio to small yard. Also on street level on street was big bedroom - all glass window with sidewalk right up to it.
'Penthouse' I thought was great - and it is an elevator building - rare find. 2 big terraces -partly covered. I would not mind living in that apt at all.

Fairly priced? Really? I mean come on... For the same amount of money, I can live in the same square footage in a 2 bedroom at the Oro and get a swimming pool, a screening room, a gym, a doorman and concierge, possibly a nice view and other amenities. They need to drop the price another $50,000 before it's even close to being fairly priced. I mean it's right across the street from a public high school for crying out loud. Have you ever lived across the street from a High School in Brooklyn? I have. Wait until the unsuspecting buyers learn the hard way how loud it is outside their windows as students line up to get into the building for the first class session of the day at 7:30 AM. Better yet, how about all those after school fights outside your door at 3PM and the rapid police response. Nice!

The Baltic is a nice building but to get more bang for your buck...The Atlantic at 457 Atlantic Avenue is a much better building with nicer finishes with better access to transportation. Additionally you get either private roof space or balcony space as well as a private storage with the purchase of a unit.

I've never seen the students line up for HS - and I've been on the street often enough in a.m.
What goes on at 3PM I have no idea - but probably most of us are at work anyway. (and it is small for a nyc h.s.).
Probably can get same or maybe a bit more space at ORO for this price - but I'd bet you pay much more in monthlies for the extra amenities. BTW - I think all these had outdoor terraces - front and back. And some might prefer Baltic location - again personal pref and lifestyle. And elementary school for this location I think is pretty good (although not as great as the 1 on Henry St).

Hey Mr. 4:38... The Atlantic on Atlantic Avenue? You've got to be kidding me. I checked out the apartments there. First impression... dark, very dark as far as natural light is concerned for many of the apartments. 2nd... what the heck is with the developer making hooking ups for a washer/dryer in a closet and a microwave shelf in the kitchen but not furnishing each apartment with those appliances? So what did they save, $1,200 maybe? That's a pretty cheapo move. And the realtor told me "oh, well a lot of people already have a microwave and they move in with it." Really? Well how about I want one that is made to go over the stove and matches the other appliances instead of the $99 one I picked up at target. And after buying a brand spanking new apartment, do I really want to go out and buy my own washer and dryer? Oh, yeh, the finishing workmanship at the Atlantic... pretty poor in my opinion. I very quickly spotted numerous sloppy jobs on various aspects of the different apartments. And the hard wood floors... something going on there... kind of loose/unstable. I'm betting they didn't follow the manufacturer's recommendations and the boards will be curling up from humidity/dryness cycles in no time. Typical!

This place is on the same block as the F train's Warren exit. Insult it if you will but it takes half the time to go to Manhattan from here than from central Park Slope. Also, for those of us that work in downtown Brooklyn, you can walk. You are in an established area with everything you need. You can not compare living here vs 4th Ave, Oro, etc. I don't doubt that the services will come to those places but if you want to start living a normal life and feel like you are in the middle of a decent 'hood, and the the F train or your feet gets you to work, this is ideal. Of course if you work on the east side or downtown this wont work out very well. The pricing is another issue. I guess I care more than others about the services in the immediate vicinity. The number of places in that have this nice combination of being within 1 minute of a subway station and a nice commercial strip (like 5th or 7th aves are also) is very small.
