Clinton Ave. Curb Cutter Takes 20% Haircut

When it comes to curb cutting—and now price cutting—the owner of 174 Clinton Avenue doesn't mess around. Taking advantage of the 100-foot commercial overlay from nearby Myrtle Avenue and the fact that the house falls just outside the Clinton Hill Historic District, the owner (who's also developing the lot behind this house) was able to get permits to butcher convert the front of the ground floor of the historic brownstone into a garage and to cut the curb for a driveway entrance. The theory was that the addition of the parking space would enhance the value on resale, we presume. Well, it couldn't have helped that much: The asking price was axed last week from $2,500,000 to $1,990,000. Karma?

the new zoning in Clinton Hill/Ft Greene doesn't simply up-zone Myrtle Ave and Fulton, while restricting height on the residential blocks in between. the thing is that the zoning allows for higher buildings (and more FAR) 100 ft back from the curb on Myrtle and Fulton. that means that, because most of the lots on Myrtle don't go back the full 100 ft, the lots close to those avenues gain some FAR and they can capitalize on other aspects of the zoning. those lots become kind of confusing and require a little bit of calculating. this guy is taking advantage of that.

I say the garage will help. Didn't appear to help because the price was ridiculous in the first place. But, parking is an invaluable compromise for the fringe location.

What would really make this work is if the driveway curb is matched with the facade and the driveway surface is cobblestoned. It is a luxury, however, as 10:54 implies.

It wasn't preferable to cut in the garage (yes, a downright travesty) but the best CAN be made of it (milk already spilled). Yeah, 10:45, I would predict a muck and a half.

Am I missing something? Is there an actual garage or just a driveway? It looks like you would have to dig down and slope the drive to go under the house into the partially below-grade garden floor. I don't see that in the photos.

As to the ghetto-ness of the nabe, yes cars definitely get busted into and people get jumped for their ipod/phone here. That may not mean ghetto to you 11:34, but it does to some. I'd be willing to live in this area, but unwilling to pay $2M for the privilege.

People do not get jumped for there ipods at the same rates everywhere. Clinton Hill is definitely more dangerous than other nabes such as Park Slope or Brooklyn Heights. To some, that makes it the ghetto, to others not. To anyone with half a brain, it makes it worth less than $2M. Get over the denial.

That "Garage" opening is way too narrow for even a Porsche.

But this is pretty nice block in Clinton Hill.

Actually this particular block isn't the best. The Clinton Hill Co-ops loom over the east side of the street, and the density and double parking makes is quite the obstacle course. Many of the other townhouses on the west side of the street have been butchered. Not nearly as grand as the next block south or as quaint as other blocks.

I actually think there are some killer, beautiful houses on this block. And while this owner is clearly a douche of the century for converting the dining room into a garage, this ugly-ass curb cut is not so painful in context when you consider the house is hard up against a commercial building (with adjacent parking lot) next door.

Meanwhile, if you don't like Clinton Ave or Clinton hill, for that matter, that's your bidness. We wouldn't trade it for any nabe we've looked at. Love it here. And nobody's smashed my car windows, grabbed for my iPhone, or done anything else threatening, day or night.

People get mugged in the richest areas in the city and the poorest. What-evah.

i cant stand people saying clinton hill is a ghetto...im sorry but you are wrong. im living in the neighborhood now and yes i have heard of car stereos getting stolen...
when i lived in park slope i was witness to 2 drunk driving accidents one right on my corner almost hitting an person, was a victim of a bunch of kids trying to rob my gfs ipod, and i saw a few broken car windows...and i lived on carroll street!...so dont say clinton hill is a ghetto because of a few assholes... if you truly think this neighborhood is a "ghetto" or unsafe then you need to move out of nyc.
