House of the Day: 1208 Beverly Road

Two houses for the price of one! That's the sales pitch for 1208 Beverly Road. Located at the edge of Prospect Park South, the house is configured as two side-by-side residences. From the listing verbiage, one of the units "combines gorgeous original detail with the most tasteful modern improvement" while the other one presumably doesn't. For the asking price of $1,495,000, you get an impressive 4,617 square feet of space. For some reason, we're not totally loving the interiors of this place; it feels like something was lost in the reno. Nonetheless, having a six-bedroom rental certainly helps take the edge off those mortgage payments. The monthly rent is currently $3,300.

Flintstoner, you never love an interior unless it is full of victorian details and dark wood and double parlors that are really dated and wastes of space.

Given that you're supposed to be pro-brooklyn housing, you're pretty negative and petty when it comes to the details.

Here's what I don't get about houses like this one and one posted yesterday. Basically it appears each side is identical in size/layout.
Mortage after 15% down is $8,332.00. Rent is $3300.

So, you're paying more (I know, tax back on interest etc - whatever), have made a sizable downpayment, and are responsible for everything, yet your tenant gets the same size space for $1700 less a month?

Sounds crazy to me. It's one thing if you've got 3 floors and have a garden level rental, but this one as well as the double duplex yesterday seem nuts to me.

I think the problem with the reno is that moldings aren't fitting the house. Problem is a bad word (eye of the beholder) but I think if they were going for an updated Victorian look, they should have put in nicer moldings if they wanted to keep that Victorian vibe going. They look very builder basic to me.

Just goes to show you how "small" thing have a big effect on the overal feel of a house. But its a pretty cheap fix relatively speaking.

Other than that, it looks like an inviting home with some nice updates.

I suspect I'd rather have the side that hasn't been redone. It's a little Home Depot for my taste.

I am surprised that the units are being sold together. In Philadelphia houses configured like this are usually separately owned. Seems like a good configuration for an amicably divorced couple with kids or a gay man and lesbian co-parenting together.

I don't agree, PutmanD, on the benefits of separate ownership (joint parenting folks aside.) It would be like owning a coop in a small building. Much better (and costs you less time and money) to do the maintenance and upkeep on the house and make the decisions yourself than have to agree with your co-owners. I'd rather own both units and rent one out.

I prefer a 1920's house over many Victorians but I also think the details in this house are not very special. It seems the house was stripped of everything previously and on one side they added some moldings.

I think Ditmas is cool but I don't get the prices there at all, for what the actual condition of many houses are when you buy them.
