House of the Day: 295 Bond Street

An old-school house in Carroll Gardens for under a million bucks? Well, technically that's true but there are a few catches. The brick two-family at 295 Bond Street is a mere 1,400 square feet and is need of a total renovation. As the listing points out, such a renovation could include the addition of another 1,000 square feet and the creation of a legal commercial space on the ground floor. Still, for $895,000, this is feeling like a tough sell.

From the photo, looks like you'd have some great neighbors. Area is dumpy, house is crappy. Lot is small. It's about 50% overpriced.

I can't believe this is house of the day.

Just looking at Brown Harris Stevens website, I saw 10 other properties which looked more interesting.

I doubt anyone here is too interested in buying this place. It is neither a bargain, nor in a good location.

The lady who owned it recently passed away and her children sold the home several months ago. It looks like the current owner might be trying to make a quick buck. Glad the family got some money and I wish them all the best. That house had been in the family for many years and a family was raised there. I am sure the prior owner's children, grand children, and great grand children have good memories of the house and their grandmother. They are the type of people that make me proud to live in Gowanus so quit ragging on the house.

I disagree. Looks like someone named MVM Holdings is making a play for the block. They own 297 and 305 Bond. 295 is only 16' wide too small to work with, but if you combine it with 297 you have a 32 foot wide lot. The problem is that 299 recently sold for 1.5 million. However, it's just a one story garage and could easily be taken down and added to the mix. Combined that would give them 100' total street front. Jon, would be interesting to see how this plays. Make it work...

I have always thought this was a sweet house. It's just out of Carroll Gardens, in a nice part of Gowanus. There is a great neighborhood feel on the streets between Bond and Hoyt. There are artists studios (my office is in an old factory a couple of blocks away) around. There are no services. My wife and I recently bought a house on Union a few blocks away. It's a fantastic part of Brooklyn. I don't understand all the negativity on this site. Sure the price is a bit steep. But look at what other properties are going for.

I think this part of Gowanas is really nice very industrial and will become the next trendy nabe. if they are selling other parts of the city than this will sell at this price.

I have no idea what they are using it for now, but the garage to the left of it used to be a repair shop for garbage trucks. They would tow trucks there that broke down in mid-route and were filled with reeking, rotting ooze and leave them on the street until they had time to get around to repairing them. Then after they were done repairing them, they'd power wash them in the street so there would be a nice half inch layer of tallow over the sidewalk. I'd be worried if I bought that house a similar type of business could come back in next door. Obviously the owners have no concern who or what they rent to.
