Co-op of the Day: Price Cut at 35 PPW Whopper

Brooklyn's most expensive co-op just got a little cheaper. After languishing for nine months at its original asking price of $6,500,000, the five-bedroom duplex at the top of 35 Prospect Park West in Park Slope has just been reduced to $5,750,000. The maintenance on the 3,500-square-foot pad is a $4,241, a hefty tab until you consider the 2,300 square feet of outdoor space that comes with the deal. Whether this reduction will be enough to attract the right flush buyer is anybody's guess. Meanwhile, we can all dream.

The place needs updates. So it's a challenge to decide which photos of which rooms to put on the listing. Interesting that Corcoran chose not to include a photo of the kitchen probably because it's not new enough, but it's a bright sunny room and I enjoyed seeing that picture BHS did post. I love vintage stoves though, and the tile all over the walls is something to see. Also BHS showed that wide hallway with the big windows but not the dark granny parlor.

The BHS listing is SO much better than the Corcoron listing--better photos, better floorplan.

i see nothing exceptional about this apt except the price.at this price range particularly in bklyn, buyers are expecting to be blown away. this is a very ordinary apt in a nice location with a large outdoor space.not worth 5.8 million

Aren't 90% of the readers of this site brownstone owners? The average brownstone is 3800 square feet. The average brownstone yard is 1000 square feet.

Its nice, but not 6 million nice. Even if I could conceive of spending that much $ on a home, I dont think this place would be at the top of my list.

If fully renovated brownstones are selling for near 3.5 million near here (which they are), I do not agree that an apt. of this size and scale with this kind of outdoor space in one of the nicest full service buildings in Brooklyn is "worth" the same price, 1:51.

Instead of that maintenance price, I'd buy a brownstone and hire live-in help. THAT's full service. And MUCH cheaper.

As was already discussed last week, 1:59, there are people who have multiple homes and like the full service buildings. They simply don't want a NY home to upkeep. They want to come, stay for a few weeks and be able to leave and not think about the place when they aren't using it.
This will most likely be one of those buyers.

Actually I know several people in Brooklyn Heights and Park Slope, 2:06 who have homes elsewhere. Two I can think of off the top of my head have 4 homes, in fact.
On a smaller scale...almost everyone on my block has at least a 2nd home in the Hamptons, Catskills or Jersey Shore.

Hmmm, for over $1600/sf, I'm guessing most potential buyers would opt for Manhattan, no? Especially since this place also probably needs major renovations.
