Condo of the Day: Third Cut at Greenhouse 2BR

The 10th-floor two-bedroom apartment at the Greenehouse Condos in Fort Greene has been having a tough time of it. Listed back in November at $963,000, the 1,028 square-foot pad was reduced to $936,000 in January. On March 5 it was dropped to $915,000 before another quick chop on Tuesday left the price at $899,000. While not our cup of tea, it's pretty nice as far as new condos go: decent ceiling height, killer views, great location. It's still a tough sell at that price, though, when you consider that a similarly-sized two-bedroom can be had at One Hanson for $889,000 and a much larger one is available down the road at the Forte for $836,000.

basically in the shadow and well within earshot (read: noisy as hell) of a 10-year construction project. no thanks.

Still way overpriced.
You'd be looking at $5000 month (after tax rebate) in mortgage INTEREST and maintenance (not counting any payments on your principal). It's not worth nearly that much. It would rent for about $3000 month. Price needs to come down by 30% more.

The refrigerators are too small. More importantly, months ago I didn't see many lights on during the evening. Owner occupancy anyone?

Forte and One Hanson are much more convenient, and way better values. This place will go in the $800's.

It doesn't look designed for owner occupancy to me. Rather, pied a terre. They certainly didn't include enough closets to live only there.

Closets actually look pretty generous for as far as new construction condos go.
Still massively overpriced, mind you.

The flip side of "Forte and One Hanson are much more convenient" is that they are both on much busier streets.

2:41, BS. Most new construction 2 bedroom condos I've seen in Brooklyn over the last year have at least one walk-in or very large closet.

They just chopped another 14K off the price - it's now 885. I think it suffers from anonymous antiseptic new construction blues. Location is OK, would not say it's "killer".

Open house at 122 Ft. Greene Place (right behind BAM) in two weeks. If you are looking for a condo with 1350 plus square feet with four exposures of light in a gut renovated and RESTORED townhouse this building is a great alternative. Details include: working fireplaces, original moldings, 1000 sq. foot roof deck, large closets, restored wide plank floors, SubZero, Ann Sacks Bathrooms. I am the developer and forgive me for the shamelessly plug but I am proud of our quality/value. It will be listed by Brooklyn Properties.

I don't know-To be across the street from 'methadone park' would not be an easy sell.

What methadone park is that? The only clinic I know is the one over by Clinton-Washington. Pretty far from this.
