Steelwork Lofts Coming Down the Pipe

While a glance at the exterior of 76 North 4th Street in Williamsburg suggests the 88,000-square-foot building is a long way from being ready for prime time, two banners proclaiming the inevitable condo conversion appeared along Wythe Avenue towards the end of last week. Halstead's got the listing for what will be known as the Steelworks Lofts. According to DOB filings, the building, which sold for $26,500,000 last June, will have a total of 96 units. The bare-bones web site for the development suggest a full range of unit types, from studios starting at $560,000 to well over $1 million for larger apartments. There's no way to know what the finishes will be like but the raw space and size of the windows are good starting points.

commenting on price with zero specs is stupid. it could be a decent amount of space for instance. all comes down to psf price + amenities/finishes....
renting in the neighborhood for sure would cost more.

i am an owner and investor in brooklyn. also own my own biz in manhattan completely unrelated to the real estate industry.

what do you do?

can you add anything to this thread? do you know anything specifically about williamsburg real estate? doubt it.

i am writing because I am informed about this neighborhood.

so many brownstoner posters applaud pos walk up falling apart pre war apartments especially if in PS ....

also,brownstoner posters constantly go after properties outside their own hoods - talk about propping up home values and discrediting yourself!

i am just calling bullshit on this because it is always happening.

This is going to be an amazing loft conversion and located in prime Williamsburg. In 3 years from now, everything on the Northside is going to be $1,000 p/sqf.

Wow. Studios for $560K. This is New York. These units will sell. Properties in Williamsburg will only get more expensive as developments continue to pop up. I just bought a unit at 80 Metropolitan. This is a good sign. And yes, I want my property to increase in value.

i would love to meet them. i'd love to see their apartments. or homes. or halfway houses. i'd like to get a hold of their personal and professional histories. to meet their friends and get acquainted with their families.

it would REALLY be an extra special treat to know these real estate specialists and sensitive sociologists. hopefully...someday. if i'm lucky.
