Soaring City Tech Tower Cut Down to Size

Forest City Ratner’s plans to develop the tallest building in Brooklyn are no more, according to an article in the Daily News. The Renzo Piano-designed City Tech tower on Jay Street was supposed to reach 100 stories, with CUNY facilities on lower floors and condos on upper levels. Now Piano is off the job and the building may only be built to a modest 10 stories. City Tech’s whittling follows a deal collapse between FCR and CUNY; according to an FCR-CUNY statement, the ambitious project “could not be reconciled with the college's immediate need to move forward with a first-class academic space to serve its growing student enrollment." A Brooklyn Paper story on the collapsed deal quotes Councilman David Yassky as saying FCR's decision probably has to do with Bruce Ratner's iffy finances and the fact that many developers are reconsidering residential construction. “He may be overextended right now,” said Yassky. “Look, a lot of developers are re-evaluting their numbers and feel that residential buildings don’t work right now,” he said. Whatever the logic is behind the decision, it seems like a pretty big blow to the ongoing plans to change the face of Downtown Brooklyn.

Correction: Residential building doesn't provide the same monstrous returns these big developers crave.

There is still large demand for housing, at the right price of course. In any other business, solid demand is considered a good thing. Only in the twisted world of New York City real estate is new construction considered unfeasible when demand amongst the top 5% of the population decreases.

Regarding these big buildings - it seems they would meet demand over a period of time but it is foolish to keep building at this pace. Stop for a while, let the communities absorb the new residents and then move on from there. Sounds like a plan, doesn't it?

Remember about the Credit Market Thing? Well the rates and the spreads are going parabolic!!!! The credit markets are frozen fucking shit and this may have a effect to find financing for the stadium.

Ratner has nothing to do with DUMBO. He is the guy who single-handily risked billions on an office project in an outer borough that was in serious decline in a city that conventional wisdom said was doomed. He built Metrotech (when no one else would) got it fully rented to blue chip companies (which it remains), proved the viability of Downtown Brooklyn, exposed the Boro to hundreds of thousands of well-paid workers and paved the way for virtually all the development in Downtown Brooklyn that came after - including the Marriot Hotel, the record sale of 16 Court St, the upzoning of Flatbush Ave etc....

don't let the monday morning quarterback criticism of the "corporate campus" design diminish the positive effect it had on this Boro.

Even Hellen Keller would have thought so.

He wanted to build it as cheaply as possible and make the most money as he could from him.

If he really cared about this stuff, why has it taken 5 years to complete that freaking area above the Atlantic Terminal Subway Station.

Look at all the haters of everything come out in force on this nimby website. This building is a beautiful building. Besides the old nimbys who hate diversity in their cities, be it people of different races or different architectural styles in a given area, a vast majority of people love this building and what it would do for the greater good of the city and borough.

The developer didn't reduce the building; the CUNY/Ratner partnership was terminated by mutual consent because CUNY doesn't have the time to deal with the additional complications inherent in a mixed use development and now CUNY alone is going to build just the academic component. The more I read comments like this the more I'm convinced that remedial courses in reading comprehension should be a prerequisite to posting here.

Yes, it's rented. But the area COULD have been so much more!!! (Ever been there at night?)... and yes, there were crackheads there in the 80's... I know, but Metrotech did not get rid of them.

Anyone here have the pleasure of riding a bus to Jay Street? To get from Tillary to Willoughby takes 10 minutes sometimes (this is like 3 blocks)...

A monstrous residential building on the corner of Tillary and Jay would just be stupid (with all the crap congestion the superblock of metrotech has caused).

Metrotech hasen't proved the viability of Downtown Brooklyn as a real neighborhood AT ALL. All it has shown is that companies will move to an office building a couple of subway stops away to save a few bucks on rent.

Metrotech is not a success because of what it "Could have been" - what kind of measuring stick is that? Under that definition - virtually everyone is a failure.....

Metrotech is not a success because it isnt a "real neighborhood" - it wasnt designed to be a neighborhood - it was designed to be an OFFICE development and if it was integrated into the neighborhood that existed there in 1985 no one would have rented there.

Your viewing what "could have been" based on 2008's reality not a 1980's reality. At the time Metrotech was a huge gamble and a quantum leap into Brooklyn's future and set the stage for the smaller) leaps that took place after. And for all the changes that have occurred since Metrotech was built - it is still viable, rented and successful.

Ratner was Donald Trumps limo driver when he was a baby. Then when it was time for college Donald pulled some strings and got him in as Bloombergs roommate, they were neighbors with Pataki and Sheldon Silver. All four of them used to fly hot air ballons in New Jersey when they had a free week-end. Everyone disowned Trump when he started wearing the tupee. They especially liked to ride the bus together. Ratner spent a few years living in Cleveland on a bet with Bloomberg (the bet was that he couldn't handle living in Cleveland for more than two years, Ratner won). Today they all make inside deals with each other and speak out against busses. they also hate people who a) wear tupees, b)make less than $100,000, and c)get haircuts for under $20.

There will be a large tower built on this site anyways; it just won't be the current Ratner/Piano proposal.

CUNY plans on selling the land for highrise development anyways, but they are unbundling the site with the academic site. Yassky alludes to this when he states his preference for an office tower.
