Rentals of the Day: Brooklyn Heights 1-Bedrooms

b-heights-rentals-02-2008.jpg
We didn't expect to see any bargains when we looked for Brooklyn Heights apartments on Craigslist. Turns out, however, that while one-bedrooms in the Heights aren't cheap, but they do vary quite a bit, rent-wise. Here's what we saw:
1. 12-ft ceilings, orig. moldings, co-op bldg, $2275, Clinton at Pierrepont
2. Renovated, w/d in basement, h/w flrs, $2050, Joralemon at Henry
3. Utilities inclu., d/w, private patio, $2900, Hicks & Remsen
4. New kitchen, bldg has gym, laundry, $2800, Columbia at Pierrepont
5. High clgs, reno'd kitchen, h/w flrs, $2550, Pineapple at Hicks

They're all gross except #5.

#5 Pinneapple at Hicks looks like the best one of the group....

#1 Clinton at Pierrepoint--WTF? What a dump

Posted by: guest at February 6, 2008 12:57 PM

I agree, Pineapple at Hicks is the best, and will be gone soon.

I fail to see why anyone would need to make 91K or more to afford the rent on #1. It's not even all that nice. Co-op boards, blech.

Agreed. Why would someone who makes 91K rent that junk at #1? Someone at that income level wants a place where they aren't embarrassed to have dates and guests over.

"Why would someone who makes 91K rent that junk at #1?"

One can assume prior problems with over-extended tenants, no?

Posted by: guest at February 6, 2008 1:13 PM

If that has been the case, 1:13 then they are charging too much rent! Obviously. Because it means with their skanky interior they don't attract the people who make enough money to pay that level of rent comfortably.

#5 is so nice! i didn't realize this was a rental building, always thought it was a co-op.

It's standard realty practice to expect tenants to earn 40 times the rent.

Posted by: cggirl at February 6, 2008 2:03 PM

Really, cggirl? Then why do the stats for NYC renters say NYC renters spend 30-40% of their income on rent? It might be standard in some white-glove coops to say the tenant's income must be 40 times the rent, but the point people are making is this apartment is hardly top-of-the-line.

#5 (No. 59 Pineapple) will have to put up with the construction at No. 73 that was featured on Brownstoner yesterday.

I dont think I could ever afford to leave my 3 br/2ba apt in BK Heights to find a place on my own, I can't believe 1 br's go for almost $3k when that exactly what I split with 2 roomates.

Posted by: guest at February 6, 2008 2:13 PM

40 times the monthly rent is 33% of your annual salary.

Posted by: guest at February 6, 2008 3:07 PM

There's a significant difference to have your own 1 bedroom than it is to share an apartment with 2 other people.

It's fine for a while, but do you want to have roommates for the rest of your life??

Gosh. I love living alone. Best thing in the world after 30 years of roommates and family.

59 Pineapple is a co-op building (and a very nice one) -- this is a sublet (they are allowed in the building).
