I went to open house of 404 and the agent told me that a TV producer is going to make a offer on it this week? I hear the owner is willing to work with people... This house has only been owned by two families in 112 years

Once again, that house on 24th St is in SOUTH MIDWOOD, not Midwood. It's the part of Victorian Flatbush that borders Brooklyn College.
Why is it so difficult for Brownstoner and Co. to digest that?

It is far from virgin. It's been butchered over time. Lots of extra walls thrown up to allow for boarding house type use. Needs serious restoration work.

The Greenpoint house is sitting on a lovely tree-lined street full of similarly attractive houses. The problem is that this street is an isolated residential street amid the most industrial part of Greenpoint, cut off from any neighborhood. If feels kind of spooky there in a "street that time forgot" way.

To poster 1:50: what is your point? where in NYC is there no crime? sure some areas are worse than others, but as a city, this place is relatively safe. i don't currently reside in bed stuy, but my understanding of the community is that it is extremely closed knit – particularly amongst the homeowner blocks. If something fishy is going on or around the block, you will be sure to hear about it very quickly. What other neighborhood in NYC can make that claim?
The Stuy house is not for everybody...true, and Bed stuy is not for everyone...true. However, each neighborhood in NYC has its own set of unique attributes as well as faults. Blind postings on a message board does not define a neighborhood. I think that the Stuy house is gorgeous, on a gorgeous block in a gorgeous neighborhood (stuy heights). The schools such, but outside of half dozen our so neighborhoods in NYC, where esle don't the schools such?!
Crime - well criminals tend to keep amongst themselves (i.e. criminals typically commit crime against other criminals), the crime rate in bedstuy may be a tick higher then a few other nabes, but bed stuy is HUGE. the Largest neighborhood in all of BK. IF pockets of the Stuy were broken down into smaller locals, the immediate area surrounding the Stuy house is tame by NYC standards.

Sorry for the long tirade, but I got tired of people making such ignorant comments. Again, I don't currently live in Bed Stuy, but i think it is in fact a fantastic neighborhood. Filled with amazing architecture. The bad things are changing for the better.
Also, even if the NYC market goes down by 20% (something that is extremely unlikely, but let's say it does), will the average New York family be able to afford property in the choice neighborhoods (PS, BH, CHill, FG, etc...) Brownstone town homes average over $2,000,000. A 20% drop brings the price to a low, low...$1,400,000. People will continue to explore and discover bed stuy is no longer "do or die". It is a vibrant neighborhood that welcomes change.
So to all those that "hate" on bed stuy just because of [ ]. Don't move there! And shut your f-cking mouth!

Thank you 2:21. I just closed on my Stuy-Heights home earlier this weekend and I truly love being here. I'm an ex-park sloper and I don't make 600K so I could not buy in that area. I found a great Queen Ann style brownstone on MacDonough street and I love it... I think people that hate on this area just have problems that they have to deal with. Every month I see the area changing for the better.

No, it's not the end of the world, but there's a huge difference between South Midwood (Flatbush) and Midwood proper, ranging from condition of the homes, transportation issues, crime statistics and local amenities. It's inaccurate and misleading (especially for potential buyers) and I have seen real estate agents and brownstoner himself corrected on this site many, many times.
Real Estate agents who insist on calling South Midwood Midwoon an not identifying it as part of Victorian Flatbush are shooting themselves it the foot, yet I have seen it time and time again, everywhere from Corcoran to Fillmore.

If nothing else, the 11th Street piece of shit puts the 1.495 million asking price at 354 10th Street (http://www.brownstoner.com/brownstoner/archives/2007/12/open_house_pick_156.php) in context. 11th Street one block over, without the bus stop, the Mitchell Lama project, and the garbage mountain, shows that 10th Street is at least 1/3 of a million overpriced.

Me too, I never knew there was a difference between different parts of Midwood. I've heard of Brooklyn College, but never heard of "South Midwood".
Have to say, it sounds like people in some parts of Midwood don't want to associate their blocks with other parts of Midwood that aren't so hot, and are trying to create borders and distinctions nobody else has observed or cared about before.
Who cares if South Midwood might not be as nice as Midwood proper? It's normal. Not every neighborhood is 100% great all over. Not even Park Slope. All over Brooklyn, the appeal of a neighborhood can change from block to block. People know that. Don't worry about it.
