One Hanson’s Penthouses Tower Units Hit the Market

The crown jewels inside Brooklyn’s most visible landmark have finally been listed. Stribling has started advertising two penthouse units—which are being called the “Clocktower Residences”—at One Hanson Place. The priciest of the pricey is a 4-bedroom, 3 1/2 bath going for $4,775,000; the other pad, a 2,848-square-foot 3-bedroom, is fetching a cool $4,095,000. Stribling notes that both are just “below One Hanson’s gilded dome” and feature “panoramic” views of the Manhattan skyline and Brooklyn as well as fancy appliances and finishes. The speed at which these luxurious spreads sell will certainly say something about how the highest of high-end condos are faring in Brooklyn right now. (As for possible buyers: Brooklyn still welcomes you, Oprah.) Bathroom shot and a floorplan for the $4.775 mil unit on the jump, and there’s an open house tonight if you can’t get enough One Hanson gawking. Update: A reader alerted us to the fact that these aren't the actual penthouse units, though they are in the tower portion of the building. There are three units like this one on the 29th through 31st floors. The actual penthouses are in floors 33 to 36.

the bedrooms are for sleeping in so its ok that they aren't huge. Unlike you, the people living here don't spend much awake time in the bedroom becuase they (1) aren't myspacing X-box-playing teenagers and (2) aren't living in mom's house.

This is a gorgeous building and I have been sniffing at some of the apartments for some time. I want to like these...I came ready to be in support of this price but I'm not feeling it.

Always a red flag when most of the photos are not of the apartment. At this price point you are competing with Manhattan and while the views can't be beat, Atlantic Center ain't Chelsea. And while I am not a devotee of DDDB, anyone plunking down that kind of dough has to be aware of what they face for the near future. Madison Square Garden ain't a neighborhood amenity that high end real estate is going to tout in their sales pitch.

Quite the contrary, AY will be a major sales pitch. Realtors have already touted it as a sign that the area is about to take off in a big way.

These will be knocked down 30% before they sell.....why would anyone pay manhattan prices for a manhattan style apartment in brooklyn.....surely the great charm of brooklyn lies in the streets and houses that can barely be found across the east river....

I don't get how this unit is supposed to work for the celebrity or mogul who buys it. Say they want to give a soiree or a dinner party, where's the prep room? Do your guests look at the backsides of your caterers? This type of layout is great for Mr. and Ms. normal who cook for their guests and have informal family chow-downs, but for elegant entertaining, where the food and hordouvres come and go magically from some unseen source, this layout would not work. It is typical of the "one size fits all" mentality that fails to account for how the truly wealthy like to entertain and keep house. That's all.

AY might be a huge sales pitch, but I don't see how it would help move these penthouses. Anyone who's ever tried to catch the 4/5 train into Manhattan from there might understand. Even without AY, the trains couldn't possibly be more crowded.

Maybe they'll sell the penthouses to someone on the NJ/BK Nets. They would be the only ones in the market for a 4mil penthouse next to an arena.

But the neighborhood is on the brink of a major upsurge. They've already put a Buffalo Wild Wings in the mall. Damn those are good wings. Someone tell Oprah.

This is a quite ordinary albeit large apt in Brooklyn priced for Chelsea/Soho. Fail to see how this is going to move at this price. What would be the advantage of buying on top of the Atlantic train station of saying owning in a converted warehouse in Soho?

Gorgeous - but too expensive - 1500 a sq ft is just not reasonable at this location. Views are amazing sure, but the apartment isnt all that unique and no outdoor space or private elevator. They have great views in DUMBO too why am I moving here?

10 AM...Penthouse just doesn't scream family to me. I have one child with one on the way and when I think about a home I want outdoor space, even if it is just a patch.

If I were wealthy I would have three or more kids, and a couple of dogs, and a big house with lots of private outdoor space. Not to mention a competent staff whom I would treat very well and a couple of cars, one for snow, one for summer, one for evening ocassions. I don't think I would want a penthouse on Atlantic Avenue in Brooklyn.

Am I the only one who thinks the finishes are really mediocre (looking at the bathrooms specifically)?

For example -- the prices are much higher in this Manhattan "trophy" condo, at 200 Eleventh Avenue, but this is luxury you can ask multiple millions for:

CORRECTION -- these are *not* the penthouses. These are on the 26th-32nd floor. The penthouses are on the 33rd-36th floor, immediately under the clock. There's a building setback and arched terrace in between.

Also, the bathroom shot is not from this apartment; it's from the sales office (from a layout that wastes an enormous amount of space with a huge bathroom). This apartment has no bathrooms with both shower and tub.

There's only ONE closet as you walk into the apartment....were do you put your guests coats, if you're are already hanging in there, and if I'm rich, I have more than one coat.

They would have faired better to create a two bedroom out of this space.

If you have $4MM+ to drop you gut rennovate the whole place -- create a real entry, separate kitchen, real master suite with walk-in closets et. This becomes a 2bed or 1bed plus office/den. The views better be realllly good tho.

i love this building, but these prices are too high. maybe strategy is to increase interest among upper-crust by pricing in the uber-expensive tier. outside of that, i just don't see how to justify this pricing.

It's the location that really puzzles me. Sure, it's on top of the subway and BAM but it's also completely choked with traffic 24-7, with all the noise and pollution that come with that. Plus, it's across the street from a cheesy mall AND it will be across the street from a 15-20 year building site at AY. If this was overlooking Prospect Park or the Brooklyn Promenade, maybe. But not at Flatbush and Atlantic. No way.

I love this layout. I would tweak it a bit.
The bedroom without its own bath would become the exercise room and it would open into the master bedroom through French doors. The Kitchen will get partially screened to accomodate dirty dishes and the like, and the entry would get relocated to where the little closet is. The entry hall shown here would become a much larger closet. Bingo! Fantastic! The sweep of space is great and the views must be to die for. You can't get all around views like this in Manhattan. This is the only really tall building for miles around.

eh. i live in the building on one of the lowest floors with only two windows and the views are still pretty amazing. i bet the views up there are absolutely breathtaking. as for the bedroom size, they look tiny on the floorplan, but if you do the math, the master bed is pretty large and the other bedrooms are ok sized, not huge, but decent. as for the bathrooms, yeah i dunno bout that. based on the floor plan, my bathroom is better than the one in the master, but maybe i'm wrong. might try and sneak up to the open house later to check it out.
