Last Week's Biggest Sales

Strong showings in Midwood last week. Anyone have more info on the Cobble Hill house?
1. DUMBO $2,783,250
30 Main Street GMAP (left)
Unit 11G in the Sweeney Building; according to records on Property Shark, it's the highest price ever paid for a unit in the condominium. Deed recorded 2/12.
2. MIDWOOD $2,450,000
2223 AVENUE K GMAP (right)
2,856-square-foot, 2-story house with a garage; 50-by-100-foot lot; building constructed circa 1940. Deed recorded 2/15.
3. COBBLE HILL $1,800,000
282 Clinton Street GMAP
3-story townhouse in Cobble Hill Historic District. According to someone on the Forum, "looks like it needs one hell of a renovation." Deed recorded 2/13.
4. PARK SLOPE $1,800,000
683 President Street GMAP
2,040-square-foot 2-family house. Was asking $1,895,000. Deed recorded 2/14.
5. MIDWOOD $1,524,000
1284 Ocean Parkway GMAP
3,080-square-foot, 2-story house built circa 1930. Property transfered to an LLC (maybe a tear-down?). Deed recorded 2/11.

Surprised that the Clinton St. house sold for only $1.8. I though it was listed a much more. (BTW -3 story plus garden level).
I lived a few doors down from there until 1986 for about 8 years. During that time, there seemed to be a man with emotional problems that habitated the garden level until maybe 1984. Rest of house never used.
Since then - have never seen any lights or use of house.
So I would say pretty much unoccupied for decades.

Re: Midwood, I would love to see a statistical analysis of price per sq. ft. as a function of proximity to a spiritually or socially desirable shul, or location within an eruv.

There are some amazing 1930s piles scattered among the McMansions of Midwood.
