House of the Day: 317 Degraw Street

At lasta house in Carroll Gardens for under $3 million! Granted it took a 16-foot-wide fixer upper that's actually on the Cobble Hill side of Degraw Street to do it, but no need to nit-pik. This one's quite a bit less than $3 million ($1,599,000 to be exact) but it sounds like it's going to need a full reno. There are no photos up on the Corcoran listing yet. Another interesting fact: The current owners just bought this place last August for an undisclosed amount and there's mention on PropertyShark that the property was supposed to have come up for auction back in January. Anyone know what's going on?

from the property records, it looks like the owner is in a nursing home and a non-profit legal aid organization is holding the deed as guardian.

I think I'm the exception, but I like these skinny houses.
Would love to seen an interior shot. Its still a bit rich if it needs work.

Why does this house have 2 front doors? What a bizarre layout. Although I guess if you have that much width to work with, you can add an extra door and stoop.

Nice house even though we have no pics of the interior. But the block is great and the nabe is top notch. Carroll Gardens / Cobble hill whatever it is these are the top areas in my mind.

It is very suspicious that Brownstoner would feature a house that was just listed, and does not have even one photo in the listing. What's the point? No pictures, nothing to comment on. There's not even much information in the copy. There are plenty of houses with much more robust listing information and pictures that could have been featured. This is very suspicious indeed.

3:38 -- I've seen the Citihabitats house for $1.495. Photos suggest it's much much nicer than it is in reality (it doesn't help that there's really dirty tenants living there). It's currently configured as two duplexes, but each one is pretty small. We'd thought about converting into a triplex plus basement rental (as suggested by the broker), but the basement is more than 50% below ground so would not be legal to do that (and would also involve moving the kitchen down there, currently on first floor). There also appear to be roof issues, as there were huge water marks on the ceiling and walls on the top floor. Were told the tenants' leases were up, but of course, you also have the problem of trying to get them out (and none of them were too happy about having prospective buyers come and look at the place). Could be nice if done well, but it will cost packet to renovate.

Cute. Great location. They clearly lie about the square footage, it's probably more like 2100sf. And needs a full reno...

There's a lot of money in New York but not only that, do you want to know the secret? There is a lot of YOUNG MONEY here. Young adults, out of graduate school, sucking in the big, big bucks. That is what makes NY unique. That's why these properties are going for the heavy dough. NYC is a great place. But it's no place for pessimists.

Something tells me YOUNG MONEY fresh out of grad school isn't going to want a piece of crap fixer upper in a declining market in this neighborhood. They like new condos in Manhattan and Williamsburg.

Because it's about driving up traffic and there's obviously hope a heated debate will erupt over Carroll Gardens again. It's not about the HOTD being something actually worth discussing, anymore.
I'm another fan of small houses and NOT having a house full of renters. We have a small house, not narrow but small.

i'm "young money" and i prefer brooklyn over manhattan and i wouldn't be caught dead in a new condo...ANYWHERE...especially not williamsburg.
you are a little out of touch dude.
not all "young money" have the same wants and desires.
i'd say 1/2 of my neighbors are young...under 35 and make some serious cash. i live in brownstone brooklyn.

We saw this too, and were very disappointed. The lower duplex looked really crappy and hard to see how you would make it charming. The upper one was better, but I agree that the messy tenants didn't help - the upper duplex resident had porn lying around as I recall. Anyway, I don't think I'd want to live in this stretch of Union, pay that much, and still have tons of renovation to do...

i prefer living in brooklyn where not everyone makes "serious cash" as you say 9:27.
if i wanted to live around people who only make serious cash i'd move to greenwich, connecticut.

There are a couple of larger (20x40 instead of 16.5x45) needing renovation on market nearby for about same price. But difference is this one is zoned for PS29.
A renovated one of this size on Baltic (also ps29) is in contract with asking price of 1.95).
