House of the Day: 166 Prospect Place

The four-story brownstone at 166 Prospect Place is lovely, full of historic detail (lots of original woodwork) and clearly well cared for. It's also on one of the nicest blocks in Prospect Heights. The asking price, however, seems better suited to the other side of Flatbush. Is there any precedent for a 4-story brownstone in this immediate area (especially one without one of the extra-deep backyards Prospect Heights is known for) fetching this price? The best comp we can think of is 202 Prospect Place, which started out with similar ambitions (asking $2,495,000) but ended up closing for $2,100,000. We could see something similar happening here.

Looks a bit narrow and in need of significant aesthetic upgrades all around, and possibley an entirely new kitchen. Kitchen is functional, but for over $2million, should be much nicer imo

Is it a new "arrangement" you have going now with Corcoran where you don't list the actual sale price of the home (only allude it it) in your article so you have to open it so Corcoran gets more hits?

When I looked at the pictures, I didn't see any details, they were over shadowed by the cluttered interiors.

Those owners need to get rid of their knick knacks, the house will show better.

Those aren't great photos.

I don't really see the comparison between the two. 202 was a beautiful home and this one seems to need a lot of work to get it to be on par (at least cosmetically)

Well people...as evidenced by the Lincoln Place home yesterday that sold for 250K over ask at 3 million, this is literally a couple streets away.

And half a million cheaper.

Don't think it's THAT far off.

Maybe 2.3 or so.

This is a GREAT part of PH.

For a house that will need new bathrooms and a new kitchen, and most likely cosmetic maintenance, the price is very high. 202 Prospect was move-in.

The starting price is high, but the broker made it clear it will go for less. The owner is mid-restoration so you can take over and finish to your liking.

According to DOB - this house has 3,340 sq. ft. (who knows if this is correct)

I think underneath the stuff, this is a nice house. The fireplaces with the colorful tile surrounds are great, and I can understand why the owner would go for strong colors to complement them. I like the windows in the ground floor kitchen.

That said, broker should have insisted that they declutter, and then she should have taken better pictures. Why show the bedroom windows with the shades down and those curtains? That doesn't show off the windows, and certainly does not add to any effect of this being worth over 2 million. The period bathroom could be great, but why show from that angle? That's a great tub, move the shower curtain out of the way so we can see it. Even the backyard needs to be decluttered.

I don't blame the homeowner - they obviously enjoyed living in their home, and love color, art and their stuff. But if you want to sell in this market, for that price, the broker should not just walk in and take pictures, as is.

Long story short, it looks like a great period house in good shape that will appeal to a buyer for whom that is paramount. Not the kind of place for a minimal Bosch kitchen or Poliform living room. I'm thinking less than 2 mil as a final selling price.

Houses sell at prices like this every day with photos like this or no photos at all.

As for your prediction of under $2M, what do you know? That detailless thing on Carlton has gone into contract. Don't know how much for yet, but someone already posted here that their bid of 1.9 was rejected.

declutter and neutral paint and you get a little less than asking very quickly.

Keep it looking the way it does and it sits for awhile, price is reduced and then it finally sells.

The price seems a little high, but not out of scale with current apartment prices. The neighborhood is desirable not only because of the housing stock, but the location near great transportation, Prospect Park, etc. Also, the neighborhood is likely to be landmarked, which I think will help us maintain our nice features.

Regarding schools, this is outside of PS321. The schools (including PS9) are currently very very bad, but are improving at a fast clip.

Hmmm. Somebody does not know about the strong identity that Prospect Heights has. I, too, used to completely dismiss anyone foolish to live on the other side of Flatbush, but recently I have realized that Park Slope is not so bad. Not that I would ever leave Prospect Heights.

2:02, 2:09, my opinion is worth no more, or no less than anyone else's. I just happen to have posted with a name, not guest. I don't think I'm alone in saying that decluttering would help showing this house in today's market. And if I'm wrong on the price, who cares? I'm just speculating, like everyone else.

I like the house. I hope someone who appreciates all the detail and goodies is overjoyed with their purchase. I happen to agree with 2:51, it just needs some cosmetic sprucing up for now. The bathrooms and that one kitchen are fine.

To be perfectly honest, had I been able to afford Park Slope, I'd be there. I prefer it over Prospect Heights, but it's still great here also.

There is little difference in demographics from CG to PS to PH to FG.

You obviously don't know too much about kids raised in NYC. While a lot DO end up leaving for a bit (college, sometimes), the MAJORITY return back. All the kids I know who grew up here found every place else they tried, lacking severely.

Perhaps you think they'll want to move Kansas after growing up in the greatest city in the U.S.??

Or maybe California? Latest new today is that home prices are going to drop another 40% in CA, AZ and FL. Sounds like some good bargains coming soon in those lovely areas!

Oh, let's just say it was the best financial decision I ever made. But I do know what the newer owners in my building paid, and I have seen some relatively small apartments with limited (by PH standards) original details selling for around $600-700k. I don't think this building will appreciate as much as my place, but I don't think it will drop in price either.

And 3:18- as far as I know, there's no shit on our side of Flatbush. It magically disappears... but try to keep it secret, okay?

We raised two kids here and they *love* Brooklyn. My oldest son told us out of the blue that he thought he had the best neighborhood anyone could grow up in - because of the diversity, the freedom to explore that public transportation gave them at a very young age. Now they see their friends from college moving into apt further out in Crown Heights, but run into them at Soda on Vanderbilt. Actually a lot of these kids are still living at home because of the spaciousness of the brownstones.

I see the difference between PS and PH quite clearly...

Prospect Heights is:

1. NOT landmarked
2. Has substantially more crime than PS
3. Is FAR uglier
4. Much closer to AY
5. Fewer services
6. A bustling drug trade on Washington Ave and the side streets to the west.
7. Has HORRENDOUS schools
