Foreclosures of the Week: Co-op Edition

A couple nice co-ops are on the foreclosure block this week. First up, Apartment 12E in one of the Clinton Hill Co-ops at 200 Waverly Avenue. Apartment 12E (which we assume is a one-bedroom) sold for $345,000 last April and the current lien is just $161,312. Over in Kensington, Apartment 7J, which has a lien of $131,456 against it, will also be going up for auction. Both properties will be auctioned at 360 Adams Street, 2nd floor, at 3 p.m. tomorrow. Purchasers must put down a 10% deposit with their winning bid.

unit 12E in the clinton hill coops (#193 clinton avenue, not 200 waverly) is already in contract for $265,000 and has been for a couple of months now. as a resident of the building (in the same line but on a lower floor) i can tell you this was a very fast sale with maybe one open house. too bad it seems to have gone for only $265,000 as this is going to bring down the comps in the building which had gone north of $350,000 for one bedrooms. guess we better hang in and wait for this mess to pass.

Thats what you think! Yo fucknozzle, go down you your management office and take a look. I remembered those Co-ops was going for 85k in 2004. With that run-up people started to refi like mad (My office did plenty of them). Sad, you live there and don't know what's going on. BTW my command of the English language is getting my point across. That whole complex is in refi hell and the debt bomb is ticking!

Being the Head Prophet of Doom is probably a busy occupation, but the What enjoys it way too much. Even if he is right, real people and their very real finances are on the line. 2:39 - I choose to live in a coop because I don't have the time, or patience, to deal with a blown water heater or a leaky roof which is why I choose coop ownership. And it allows me to take the vacations to Europe, Tahiti and world cruises as often as I want.

2:42 - these buildings were never projects, they were built to house Navy personnel when the Brooklyn Navy Yard was active. They were never NYCHA residences like Walt Whitman or Ingersoll.

Really 2:39. How many leaky roofs and water heaters do you think that we brownstone owners have to deal with? How much time would it take to make a phone call if you did need work done? You end up spending more in maintenance charges over a year than a good owner of a well cared for brownstone does. Oh, and I still have plenty of time and mony for travel.

I really hate those Clinton Hill co-ops. Although the spaces inside are quite large, they are so aesthetically ugly and structually the same as the projects. Some of the characters who hang outside of them too seem questionable.

So what if they are "structurally the same as the projects?" They are NOT the projects, and never were. Most of the apartment complexes built in this entire city between 1940 and 1970 look like this, in all boroughs, and people have lined up to get apts. Stuy Town, Peter Cooper Village, and on and on. I agree they don't win design awards, but they are spacious, and for the most part, affordable, and meet the needs of middle class families.

"Questionable characters" is usually code for young black or Hispanic men, or middle aged black and Hispanic men. What you do is walk past them, nod or say hello, and go about your business. They are "questionable" only because you make them so.

I live in chaoc. Nope they don't look so great from the outside but I do have a large apartment with big windows and great views. I get to live in a nice neighborhood at a great price. Hey co-op guy.You must be a pretty dumb lawyer. Any attorney worth his salt would know that it is much better to own a brownstone, townhouse or even ,if you must a condo.Not a co-op. Also,people who make way over 200k don't bragg about it, and our vacations are far more interesting as well.A truly well off person can spot a phony and I, for one do not believe a word you say.
