Development Watch: 240 Atlantic Avenue

A reader sent in this great perspective on the construction underway at 240 Atlantic Avenue, catty corner from the House of Detention. While DOB has yet to approve plans for a 5-story, 55-unit building here, it has given the go-ahead to build the foundation in the meantime. While we're not complaining really, doesn't this seem like a location where a slightly taller building would be appropriate?

no, tall buildings should only go on Park--I mean 4th--Avenue.

The Planning Commission allowed 22 stories on State - a narrow side street -- and yet there is only 5 stories built on Atlantic.

is it possible the zoning limits height here? it would make it more contextual to have 5-6 stories. though life ont he streets would be welcome from a large building.

The zoning on Atlantic is counter-intuitive. There are height restrictions on the avenue, but not on Pacific Street. So, if a property has a fair amount of development rights, the taller part of the building ends up on the "back."

Did hell just freeze over? Because, for ONCE, and I say for ONCE, "B" and his lackys are calling for a taller building on a very wide and busy avenue.

I think anything up to the height of Court House or the new building on Smith and Atlantic would be fine. We don't want the street to get lopsided, do we?

1:24, yes we do. Atlantic provides a nice dividing line between "downtown Brooklyn" and the lower scale neighborhoods of Boerum Hill and Cobble Hill.
Agree w/ above sentiment that Pacific Street getting higher structures is preposterous though.

The thing that would make the most money here, I mean instant cashflow, would be a parking garage. Eight or more stories of parking and maybe Hertz rental car office too to compete with Avis across the street. Every millionaire in Brooklyn Heights and Cobble Hill will pay big bucks to park here.

LOL, 9:57. You wait Brownstone Brooklyn; soon you'll be paying Manhattan-like gas prices as you queue up at the only station not torn down to build an apartment house.
