Development Watch: 186 Grand Street

Just down the street from Karl Fischer's controversial proposed Grand Street towers, ground has been broken on a smaller smaller project that is likely to go over better with the locals. The plans for 186 Grand Street call for a 4-story, 15,000-square-foot residential building "consistent in scale and style with existing neighborhood." A local architect, Philip Toscano, is handling the job and there's a rendering of the proposed building posted at the site. Considering that most recent construction in the 'Burg is mainly of the Scarano and Bricolage schools, this could be a welcome addition; plus, since the site itself was a former parking lot (albeit one with a very nice willow tree in the back) there's no destruction of the neighborhood's former industrial heritage to bemoan. Anyone heard any chatter about this one yet? GMAP P*Shark DOB

No new development is ever good. This building may be sensitive to the neighborhood, an attractive addition even, but fact of the matter is, its a building, a new building. No new buildings are good. No new neighbors are good either. I mean look at these people! Only original residents are good. If you didn't live here on April 15th, 1996, don't even talk to me.

well considering that the Toll Bros' buildings,and the edge and the domino project are all also in williamsburg, saying that williamsburg is all scarano and bricolage is a bit strange. would say that there are more karl fischers than scaranos for sure.

also, that new green building that just went up in east williamsburg looks nice.

in any case, this does look like they could do a nice job.

I have not heard any chatter on it yet but the bar next store, "Iona" is my fave in Williamsburg. Hope the construction does not disturb Iona's tranquil beer garden!

This building looks better but not great - Toscano is no great architect either. Still, we appreciate the poster on the fence since the grand st zoning change hasn't been finalized and at least we don't have to fight every development on inappropriate height issues. I expect cheap materials however so it's not a great addition to the neighborhood. And where's the affordable housing????
