Co-op of the Day: 24 Montgomery Place

We're liking the looks of this one. The 900-square-foot two-bedroom at 24 Montgomery Place has the old world charm where it counts (floors, beams, windows, mantels) and some modern enhancements to the bathroom (not exactly our taste) and kitchen. The major gripe people will probably have with this place is the small, single-window second bedroom. Otherwise, seems like a very nice place priced about right at $699,000. Agree?

Yeah, seriously...this place is downright CHEAP!!! Wish I were looking...
I like that it seems that a lot of people in Park Slope seem to be wising up and pricing their properties a little low to get them sold.
I wish other hoods like Clinton Hill, Ft. Greene, Carroll Gardens would follow suit.
Everything I see on the market in those hoods is either total crap or a million dollars overpriced.

I'm amazed by this price. And no, I'm not a broker. Maybe it's because it's not a "true" 2-bedroom (even though the square footage is very generous for a 1+). Certainly many many other apartments count as bedrooms small spaces like this one's office (is there a closet in there?). Looks like a beautiful blend of old detail and contemporary touches. I also predict a bidding war. This location and building will hold their value well.

Montgomery and Berkeley Places are the two most beautiful blocks in Park Slope, in my opinion.
Well definitely end up going in the low 700's I would think...

Sounds amazing for that price.
Even the maintenance looks reasonable.

4th floor walk-up. Not bad.
Check out this place near BAM, Atlantic Terminal, Ft Greene Park & Boerum Hill. Pretty sweet. What do you think?

um, overpriced and stupid. walk up basically one bedrm for $699 with no laundry in the apartment and no central air.
there is way more out there that beats that crap out of this glorified post college apt.

1:31 - I know very few apartments with central air - what makes you think this is so important to people? As for walk-up, they are standard in old Blyn buildings and have the advantage of light and quiet. The no laundry in apt is a downside, I agree, but there's one in the bldg and I suppose this is one reason the price is as reasonable as it is (how much extra do people pay for laundry in apt?)

I wish my "glorified post college apt" looked like this one. Seems more appropriate for a grown-up couple with no kids, and/or a single person. Only downside I think is that families with kids are sort of ruled out, but it is definitely a great option is kids aren't in the picture for a while, or ever.

If you are the crazy man lady, this place can't be possible for a married couple, because he says that married people have to procreate or else they are deemed unworthy for marriage.
So singles are ok, couples are ok, married would be out, but I suppose since gays can't marry, they'd be ok.
Even if they have kids.

1:45 here - I did not say the couple needed to be married, and I know plenty of married couples who opt not to procreate. I think they have the advantage of being to live in this perfectly lovely kind of apartment and not have to shell out more money for more space to accommodate their kids. I have kids by the way, and love them so no flames that I am a kid-hater! I'm just pointing out that there are probably a lot of great buyers out there for this apt, who are either single or in a couple (gay, straight, whatever) but not planning on having kids anytime soon (or ever).

I was just joking with you, 2:00.
If you had seen a thread last week from this crazy person, he said that no one should marry unless they planned to have kids. It got quite ridiculous, as you can imagine.
I know plenty of people (more and more all the time in fact) who marry and have no kids.

1:40 - at this price, you can get a nice, new condo. this place has way too much painted over nonsense. and, it's a ridiculous price for an inconvenient apartment?
if you have a life, why waste your time installing ugly A/C units (that you have to haul up 4 flights), running up and down stairs carrying your laundry, and end up with this strange hybrid of old/new? doesn't anyone on this site have a life?
you all have all the time in world to meander everywhere? to wait for the steam to leave the bathroom so you can get ready in the morning without air conditioning? what adult wants to live like this? isn't this type of living just flat out unacceptable to people over the age of 25? it's awful to live like that.
for that price, there are just way way better apts for sale, and as pointed out, as this would only be a buyer without kids, neighborhood issues like schools, etc... don't come into play, so you'd really be able to consider a lot of options for that coin.

This looks like a good first apartment. Would be good for a couple. Would be too small (inconvient walk up too) if you have a family.

How big are your kids? When I was a kid I had to share a room with a sibling. Many of my friends had the same thing. This room is big enough for a kid. The people who think it's not are the same people who think their kid and its stroller need to take up the whole damn sidewalk. This is the city, people. Get used to being crowded in or move to the country.

park slope small family with one kid = $30k a year saved on school... it's 321 people get over your dumb assed selves for continuing to rent an apt and buy something for gods sake
brownstoner readers = one of two things, educated buyers or losers who still RENT and are so jealous all they can do is complain and wallow in their own...

Here's what I don't get from the wonderful Bstoner bloggers: you think that a 2 bdrm walk-up that is 900 sq ft w/ an "eh" renovation and a small, barely walk out balcony is EXCELLENT at 699K yet you ripped apart union st at 825 which was much larger and the PPW listing at 800 that had city views and was also larger and not a walk-up? If you do the math and know that the sellers are probably flexible and negotiable why is 699K such a great price and the others weren't?

People throw around a lot of misinformation on this blog, and the $$ benefit of a school district like PS 321 or PS 29 gets distorted. First, private school tuition for the grades covered by these schools (K through 5) is less than $30K per year. Private school tuition can approach that for middle school + high school, but not for elementary school. Second, if your looking at public middle schools + high schools, you're not going to be districted and you're going to have to look outside of these nieghborhoods. There is a savings, but not as much as posters here often make it out to be. You might save a $100K in private school tution by buying into these neighborhoods, but you likely have to pay a least that much more for an apartment or house in the those neighborhoos.

$650-$699-$720K for an apartment that is really a one bedroom divided! where frankly I would have the real size assessed.....I fail to see how that is a good price...especially in a market meltdown...
And because it is on a street where you can enroll in PS321? why have the brokers decided that they can charge a premium for living in a good public school district? Maybe that is why 321 is overcrowded and beginning to lose its historical edge....
The Brownstoner blog is losing its integrity as the brokers are losing their profits and can no longer sell bogus marketing to the public.
