Co-op of the Day: 35 Prospect Park West

Considering that another apartment at 35 Prospect Park West in Park Slope was on sale last year for $6,500,000 (did it sell?), the fact that this duplex on the 14th and 15th floors is now asking $4,450,000 shouldn't raise any eyebrows, right? (There's also a lower-floor unit on the market right now for $3,500,000.) The 11-room apartment was originally built as a duplex, so there shouldn't be any awkward post-combination issues to swallow. In addition to the five bedrooms, there are also two staircases. We're not sure the wood-paneling is totally working for us but, whatevs, sweet pad. Think the price will fly?

Wow, it's basically like living in an entire suburban house as an apartment.
I sure wouldn't mind living in it if I was someone making $10 or $20/million a year. But I love Brooklyn. Have no idea if anyone else thinks it's worth it.

I don't supposed it matters to potential buyers but just the maintenance, at $4,200 a month, boggles my mind.

considering that the apartment seems to be well over 4000sf, i don't believe the maintenance is out of line at all. this is standard for a top of the line doorman with all the bells and whistles building.
like that stribling has the listing, since she just bought in brooklyn.
shows she really cares about her new home.

Actually, Johnife, I don't think that's a huge maintenance for that much space in a full-service bldg. Especially since property taxes are included. I agree, for most of us it is mind-boggling, but I suspect that it isn't for people who make millions/year -- less than $50,000 is such a small % of those kind of incomes.

If I were in this price range, which sadly I am not, I would probably opt to by one of those $3.5m townhouses on Montgomery Place, and save myself a $1m as well as the maintenance. Still, the views must be incredible.

some people are definitely doorman kinda people, 1:32.
they just like that convenience and don't want the responsibilty of a house.
i agree with you though...i'd rather have a house.
my favorite blocks are montgomery and berkeley.

I had an elderly friend who said Turner Towers on Eastern Parkway, where he lived, was built in reaction to this building because Jewish people weren't allowed to move in during the '30's.
I know this kind of "gentleman's" agreement is still enforced in some Manhattan co-ops.
Does anyone know if it is here?
Although there are open housing laws, co-ops get around these because board deliberations are private.
What's the word on this building?
(And if this sounds archaic, it's interesting to note that 740 Park Avenue, New York's most expensive apartment house, is now known around the Upper East Side as a "Jewish" building because Rennert, the billionaire, just bought two apartments for his daughters there, putting Jewish residents over the 50% mark.)
If this building was built as a co-op in the 1920's, I'm sure it has an interesting social history to tell (especially if it began to open up like 740).

My broker said these coops are as difficult to get into as the chic ones on Park Avenue. Notoriously, in the 90's, Madonna was turned down by one of these Prospect Park West coops. They don't usually like celebrities very much in these places.
There is a very specific type of buyer for apartments like this, and they're not anything like us here. Our tastes and lifestyle are just not comparable. There truly are certain types of people who would never live in a brownstone, even if it's on the best block in Park Slope.

Umm....2:10...Madonna was turned down for CENTRAL Park West co-op. Not Prospect Park West.
Madonna has no clue Brooklyn even exists.

Part of me thinks Park Slope wouldn't know what to do with Madonna, and another big part of me thinks she'd be the leader of the Park Slope stroller mom brigade.
You know she'd love it. She seems pretty neurotic.
But nevertheless, I would guess that Madonna has never set foot on Brooklyn's shores.

I just know I heard the story from someone who bought a coop in Park Slope 13 years ago, and said the building used to be called "The Madonna building" by residents at that time.

Gives me kind of a fusty feeling. Layout is great, though, having all the bedrooms on the second floor. Oddly the price doesn't seem all that high. Perhaps the $8 million HOTD has numbed me.

The assisted living facility on the corner of PPW and GAP was once the Madonna Residence, a nursing home no doubt named for the original Madonna.
35 PPW houses lots of Jews.

A Curbed commenter had noted yesterday that Beyonce bought a two-bedroom apartment at the Meier building. Yesterday evening, GL received an email from an industry source that simply said, "Beyonce rumor is confirmed." ... So, it looks like Brooklyn may have landed another celebrity, although Beyonce already owns a luxury spot in Manhattan. Unless, of course, the rumor is un-confirmed after this confirmation."

Would help if the broker gave the room dimensions on the floorplan. Guest 1:30 is estimating 4000 square feet but that seems way high....
