Rental of the Day: 126 4th Avenue

When we first posted about the big new rental on 4th Avenue and Baltic a couple of months ago, the general consensus about the building’s design was more or less summed up by one comment: “Beaten badly by the Ugly Stick. Again and again.” Nevertheless, the development brings the first batch of new-construction rentals to the Boerum Hill-Park Slope-Gowanus border area on 4th (the avenue has, of course, otherwise been flooded with condos builds), and so it’ll be interesting to see how much demand there is for these apartments. Listings have gone up for one- and two-bedroom units in the building at 126 4th Avenue (ready for move-ins by March), and they’re looking to get between $2,400 and $2,500 for the one-bedrooms and around $3,000 for the two-bedroom, 1-baths. Amenities include central air and many of the units have terraces, but tenants have to pay for their own utilities. Rosetta Farrell, the Heights Berkeley Realty agent who’s handling the listings, says the rents are standard for the area, and that she expects the apartments to be snapped up quickly given the dearth of new rentals in the Slope. “Considering all the amenities and the fact that it’s a new building, I think they’re very reasonable,” says Farrell.

Renters are not picky. They will see new, central air, a couple blocks stumbling distance to some great restarants and bars and sign on the dotted line.

I was thinking about 12:55's request (joke?) for a chain pizza restaurant when I noticed something I missed earlier--there appears to be no retail space in this building! How can a developer build on a major commercial street and not include retail? Further proof of the POS-ness of this slab o' bricks. (Yeah, I'm pretty sure 12:55 was joking. The profanity is the give-away, I think.)

I love the B.S. "renters dont care what the building looks like" - HELLO - most apartment buyers don't care all that much what the exterior looks like. I mean sure all things being equal most people would rather live in an attractive building BUT all things arent equal. So how much of a premium do you think someone is really will to pay (in rent or price) for a "more attractive building" - if you think the premium is more then 15% you are nuts.
Now whether these rentals are expensive or not is yet to be determined, and the beauty of a rental is the owners can negotiate or raise and lower the rents in direct response to demand but all you people whining that b/c you think the building is ugly=the apartments wont rent is just ridiculous. Last I looked they have no trouble renting (at very high rents BTW) in Stuyvesant Town and that is essentially a "project".
And this building wasnt built as a condo or a hotel 1:27 so your comment is (typically) uninformed

i think these will rent. most people prefer clean new spaces with A/C. convenient to transportation, blah blah... it'll be easy.
not a broker and don't currently live in the area even, but just realistic.
also, i agree that people are WAY more concerned about the inside than the outside, especially renting.

It's an open listing -- every broker in the Slope has it. The units themselves aren't bad -- some have amazing views, and they ALL have individual washer-dryers. Price is negotiable.
The advertising campaign should be, "Live here so that you don't have to see this monstrosity from your windows."

Went to the Warren Lewis open house in this building which was held there on Sunday. Don't know if they were all interested in renting units but there were alot of people looking. Outside is nothing to write home about but the interior is actually nice. They may rent these pretty quickly because of the onsite parking garage.

You people are right - the fact that the typical brownstone rental is dark, cramped, has a weired (cutup) layout, old appliances and fixtures, is in a walk-up building with inadequate plumbing and electric service, is typically managed by an inexperienced homeowner, and has no laundry facility within the building is more then madeup for by the fact that the outside looks nice.

I walk past this building every day. My complaint about 4th avenue is the noise-- the volume of truck traffic is incredible. The traffic jams up every weekday morning, and trucks lay on their horns regularly. There are a lot of auto-body and other light industry spots along Gowanus whose trucks pass right near this building.
In short, given the surrounding environment, the rent is too high. Note also that another mult-unit condo building (which may be rental also) is soon going up a block away on 4th. Hopefully, rents will do their thing and soon follow the declining sales market.

my friend rents in a similarly hideous building called hudson crossing on 37th and 9th avenue in Manhattan. And you think the truck traffic is bad here??? Try living outside the on ramp to the Lincoln Tunnel.
He and the other 200 or so tenants don't seem to mind paying $3500 for a 1 bedroom, so I really don't think it's going to be a problem.
You all don't know the NYC rental market very well.

My brownstone rental apartment has new electric, new windows and new appliances. The landlord lives in the building and fixes everything promptly. It's also about 60% the price of this place.
Sure, it doesn't have laundry in the building, but the money I save every month on rent would pay for over 2000 pounds of fluff-and-fold service at the laudromat less than a block away.
I can live with that compromise.

above the chase bank is really nice, but nothing like a treelined side street near to the park.

nice job 4:14 - your listing does support the idea that maybe these are overpriced; of course we don't know what floor the listing is on (presumably not an elevator building) or what the general building condition is nor can we tell what the kitchen is like. I'd guess it doesnt have a dishwasher or a washer/dryer but utilities are included.
But its a start....but even based on this listing - how overpriced could these apartments be 300-400 at MOST?

these are rentals...not condos...if someone walks in and seems remotely interested, but then start walking out, the broker says...fine...i'll give it to you for 2200. that's the way it works. not all will sell for 2500, but a few suckers will pay it and a few will pay closer to 2000.
it's like buying a car. get a clue, people.
these will rent in no time.

I rented on 4th ave a bit north of there up until a couple months ago (And was spending $1500/mo)...What they are asking is aggressive, but whether they have a prayer of getting $2400 for a 1BR depends on the sound insulation more than anything else...The street noise is what drove me away more than anything else...And with AY construction starting, the noise will be getting even worse at night, since trucks will be going up 4th non-stop delivering equipment, raw materials, and hauling away debris...

I looked at these units and everything about them is barf. Many one bdrms have the washer dryer IN the bedroom... are you kidding me? Oh yea, it's probably worth noting that they are negotiable on the rent and parking spots too. I could have taken one for 2300 and 250 for the spot when I was told 2500 and 275 for the spot. But no thanks, I will keep looking.

If anyone would like to rent one... and they are renting fast. we only charge one month as a fee. The park slope brokers charge crazy high prices.
