Playing the Name Game in Greenwood Heights

fusionrenamed.jpg
A reader from Greenwood Heights tells us that two developments in the area have recently been rechristened: “Six on Sixth,” at 18th Street, is now being called “Vanguard 6,” while “The Fusion” on 20th Street has been rebranded "284 Twentieth Street”. ("Vanguard 6" has switched brokerages along with names: the building is now being sold by Aguayo & Huebener rather than the Developers Group.) Unsurprisingly, the marketers didn’t choose to go with the nicknames some in the neighborhood use to refer to the buildings (“The Cruise Ship” and “The Confusion,” respectively). Think the new names will help lead to new sales?

Stop calling it greenwood heights.
Even the real estate add has the sense to not call it that. Greenwood is acceptable. South Park Slope is what the city called it when they did the rezoning. South Brooklyn is what people called the whole area for years. But greenwood heights? "just across the gowanus bay from Bococca stands greenwood heights!"

I don't think even a 30% price reduction will move these puppies in this market in those fringe neighbourhoods.
And brokers please do not say this is Park Slope proper.

I was in 284 20 Street and although I,m not in the market for a Condo (I was visiting with a friend), it seemed to me to be an exceptional building. The finishes seemed very expensive and very modern and also the workmanship looked impeccable. I could see someone putting a small deposit down and apply for a mortgage and keep anyone of those unit's as an investment. For the price and the workmanship and finishes it really seemed like a steal. Everybody should really go check it out. We also had a great lunch up the block @ the kitchen bar on 20 & 6 ave. What a great place to live. I would really recommend 284 20 Street to anybody who's looking for a condo. (I wish I had that small deposit.)

It is zoned for PS 10. Anyone know anything about that elementary school?

the transparency of the sockpuppets on this site only grows with their mounting desperation.

12:56PM, who do you work for? Corcoran or Scarano?

Much too well spoken to be a Scarano employee.

284 20th St. is already falling apart and it's not even half-sold. I have driven and walked by this POS many times.

The best feature are the street level kitchen windows for the bottom duplexes. I am tempted to wait till we see when they are occupied (if ever), then pass by, knock on the window and see if I can place an order to go!

To add to the fun is the frosted glass that showed up on the front balconies (was just metal bars before) after the developer realized the sound level from the truck route (20th St. is a major truck corridor in South Bklyn) and the lack of privacy.

Those "finishes seemed very expensive and very modern" changed weekly and wend down hill (cheaper) each week.

Both of these buildings will not stand the test of time.

Wasn't 639 6th Ave. where the scaffolding worker fell to his death (was that ever confirmed).

Change the names all you want, regardless what you call them, they still spell the same adjective: S-H-I-T

Sorry, my grammar queen just corrected me:

"SHIT" can be either an adjective or noun.

The "word" stays the same, either way in its usage of these two lovelies.

Looked at the Fusion apartments. They are not so bad, but the lower street-facing apartments are worthless, due the ugly street and truck traffic. The back facing 2brs are a little strange too, the second bedrooms have about 1 square foot of windows that open. Almost all of the units look like they are meant to be illegally expanded, why else would there be a second bathroom on the mezzanine with no space if not to split the bedroom into two floors?

The finishes in the bathrooms are good, the kitchen and doors are much less good.

Prices have been chopped alot, the 1br 3rd floor units have gone from 550 to 450 in recent weeks. Not so bad, price-wise.

Oh, and the area sucks.

"Almost all of the units look like they are meant to be illegally expanded, why else would there be a second bathroom on the mezzanine with no space if not to split the bedroom into two floors?"

Do I really need to call up the almighty Mr. S?

"Oh, and the area sucks."

Actually 20th St is stinky for the most part, but walk one block in either direction, up or down the hills and you are in a not so bad area. Polished like the Slope proper, no. But a good mix of housing stock (the 284 20th St. and 639 6th Ave not in that mix) and ethnic/income demographics.

I'll take Greenwood Heights, yes, I said it, any day. But, I'm biased, as you all know from my posts.

"Uniqley modern?" Unique spelling....

I like PS 10. Fantastic science program, fantastic library, indoor gym, less crowded than 107. They are about to get a brand new playground as well. They have like 100 apple lap tops available to the kids.

I looked at the Vanguard 6 this weekend and they are really nice. just under 1000 sq feet, and the best finishes I have seen on any of the buildings in the South Slope. The building really is very nice, kitchens are great too... the only problem I had with the places was the fact that the price jumps dramatically ($55k) from the 3rd floor to the 4th floor. The spaces are exactly the same and it doesn't make any sense how they can justify that kind of price jump for one floor up?

The Fusion wasn't very nice, still overpriced for what you get.

"the best finishes I have seen on any of the buildings in the South Slope"

Set the bar low enough and...

I saw the Fusion this past weekend. I actually thought it was pretty good. Quality finishes, big windows anda lot of light are among the positives. Even the area was not as bad as I thought.

However, there are three significant problems:

1) The staircases are so steep and the actual stairs are quite small. We had to walk down sideways and hug the rail.

2) On the second level of each apartment, the ceiling drops down so if you are over 5-9, you have to hunch to walk around withhout hitting you head. It is quite bizzare.

3) The layout on these second floors makes no sense. Other than putting a desk up there, it is hard to imagine what to do with the space.

I love this area it has a good mix of gentrifiers, and old school (invasion survivors). AND PARKING. the block the fusion is not that great since they have commercial interlaced between the residences. up the block between 6th and 7th or to ether side of 6th avenue is nice.
The character of many Brooklyn nabes has changed so much that they feel like Manhattan outposts.

"Oh, and the area sucks."
yes it does, stay the F*&^%$ out.

help maintain the balance, do not invest here.

bk in the house.

I saw the Fusion a few weeks ago and it is a piece of junk. I've been to quite a few new construction open houses over the last year or so and this was, by far, the worst I've seen. My friend and I were actually laughing at some of the things they tried to pull off in there.

I took the time to open cabinets and closet doors - what a joke. The space above the stove is unuseable because there is an exhaust duct there. The deceptive cabinets above the fridge open to reveal that they are less than an inch deep. The oven does not open all the way because it is too close to the island. I could keep going about the kitchen.....

7:32's comment about the stairs is right on. Inconvenient to say the least, borderline dangerous.

I suggest everyone should go see this for a laugh, and an excuse to walk around a lovely neighborhood that deserves more than this junk.

FUCK YOU ALL

The Fusion is amazing... I have no idea who the architect was, but I think my 3 year old nephew could have designed a better place. Some of the places are completely unlivable. The 'penthouses' are terrible and I can honestly say I wouldn't buy one for under a $100k, and walking down those stairs is nothing short of scary... It looks like the crammed 6 apartments into enough space for a one family wood frame.
