Uh, it that price for Orient pretty insane, or what? I can't access the floor plans on Corcoran's site, but from the looks of the building one duplex is half underground and the other duplex is half in the attic. PShark says the building is 20*35, 1857 sf gross (though DOB says there are two buildings on the lot, but I'm not seeing that in Google).

Is this just a development sale?

I have lived in this neighborhood for many years. The brokers, not city planners are the ones who keep changing the neighborhood lines to fit their sales pitch. Franklin Ave has always been the dividing line between PH & CH. But if you let the brokers or new residents tell the story it will end at Washington.

how would brokers benefit from making the boarder washington? I would think they would benefit more having it at Franklin, thereby pushing a more desireable neighborhood further out, raising prices.

the dividing line is washington. always has been. brokers and new arrivals try to push it out to franklin, or even as far as bedford or nostrand, but that's just lying.

WBer, love to hear if you find out more. I was scratching my head trying to figure out how they got 3000 sf out of that tiny house. Clear that the "duplexes" are crammed into attics and basements.
Personally, I'd take the blue house next door - put on a new stoop railing, fix the brick on the basement and yank out the AC unit from the facade, and you have a very attractive wood frame house.

1:13 - you know as much as I know.

Both of these houses look like they have a lot of their historic "bones" remaining. The plastic cornice on #10 probably covers over the original one, likewise those plastic window hoods. Strip off the vinyl siding and you probably have original (well rotted) material there. The nice thing about vinyl siding is that most people were too lazy to rip off the old stuff, choosing just to cover it over.

Wrong again. I own a house in Crown Heights, EAST of Franklin, in the historic district, and I couldn't be happier. Crown Heights is GREAT! I just don't like johnny-come-latelys telling me where the Crown Heights border lies.

yeah, it's great when joggers are gunned downed on eastern parkway.

i used to rent off nostrand, it's a dirty, noisy neighborhood lacking amenities. i had many racial remarks yelled at me by people hanging out on benches on eastern parkway when i walked from the Franklin 4/5 home at night. (i'm white)

I live on the block of the 3rd house/apt. It's between Grand and Classon and officially this is Crown Heights, although both the newcomers and the old timers on the block call it Prospect Heights.

from what i heard from a very successful broker buddy in williamsburg is that the only slow moving properties are in the further out areas - those are the ones that you see where the seller will pay the transfer taxes.

he told me that anything in prime burg - especially within 4-5 blocks of the L is selling well still.

you never know what the inside of the orient house looked like. i've seen houses that are blah inside that were good on the inside.

I'm not 100% sure, but I think that 10 Orient ave was a gut reno, include attic and basement (hence the two duplexes).

What seems weird to me (which is why the development theory might be right on) is that I seem to remember that the house had the air right for a garage on Metropolitan behind it.

The garage was listed on Corcoran too, and indicated that the air rights would be a part of the sale.

Maybe someone bought both?

Checked out the floorplan for Orient House on Corcoran's website. The top floor of the duplex is a "loft" with one small window on the side (visible in the pic above) and a skylight.

Incidentally, props to Corcoran's marketing department - they've already updated the listing (even though it's only a sold property) to include a link to this post!!

2:01 is a jerk, period, which was most likely quite clear to the people who verbally assaulted him. I'm sure it had little to do with race. As other (white) posters have noted, they've walked up and down Eastern Parkway without incident. Meanwhile, 2:01 has had "many racial remarks" tossed at him/her. Why? Probably has a lot to do with 2:01. It IS "jerky" for a black person to hurl insults at a white person just because of their race. But I'm willing to bet that isn't the issue here.

That was my point - I think the buyer must have gotten more than the house, because the house wasn't priced that high to begin with. And it wasn't selling as just a house, so something must have changed.

If property shark is showing two buildings, did the buyer buy both? That seems to be the only logical explanation.

Property within 4-5 blocks of the L are still selling, but not at last years prices. The house across the street from me on Conselyea between Union and Lorimer (1/2 block from the L) just sold for $779K and its a 2 family 2500 sq footer thats 25' wide on a deep lot. Last year it would have been over a million. There are 2 others here still listed over a million that have been sitting there a long time now and will continue to sit. Orient must have been 2 lots or like someone said the house and an additional garage with rights.

And I can tell you, I see very little blackfaces, but I hear some of the most dispicable comments made to woman as they walk past.
