House of the Day: 10% Off at 155 Warren Street

A 10% price reduction might not sound like all that much, but when the original asking price was $8,750,000, as in the case of 155 Warren Street, it translates into "savings" of $875,000. Judging from the 134 comments this generated as a House of the Day in October, however, we're guessing that popular opinion will still be that the new number of $7,875,000 is still a pie-in-the-sky price. Given that it's still coming in at over $1,100 a foot, we'd tend to agree.

Seriously this price reduction is a joke. If you weren't interested in the property at $8.75m then you're still not at $7.875m. Sure there is some buildable FAR at the rear which backs onto Verandah Place and the property is pretty unique in that it does offer garaged parking and it is in a great neighborhood. Without the additional 25 x 50 plot of land that houses the garage (er ... I mean carriage house) then the house on Warren is worth $4m tops and probably somewhere around $3.5m. I really fail to see the how the garage doubles the value but if they justify it by it's uniqueness then they should not advertise it publicly and quietly market it to a Captain of Industry/HedgeFund/Bank or Hollywood star. At least then they'll escape the derision that they received back in October and continue to receive now.

Of course this house would be 3x the price if it were in Carroll Gardens. That's a given.

Now, let's talk about the fact that the total length of the lot is 150'. So you're not even getting two full length lots. You're getting a tad bit more than those nice and deep Prospect Heights lots. The price is crazy. Wonder who priced this thing--owner or broker.

Totally agreed. I'd add Ft. Greene & Clinton Hill to the obscene prices list. Park Slope is looking positively cheap compared to asking prices in these 4 neighborhoods. My search will be re-focused on the Slope.

A perfect historic townhouse with an attached carriage house in Cobble Hill. It does not get much better than that.
The interiors look beautiful. These early houses really are superior to the Victorians with the narrow parlors. The columns are gorgeous. Obviously it has not been snapped up by a billionaire yet. I think 6 million is the correct ballpark.

About the house...$8 million is just a lot of money, period, for a house. Not just in Manhattan, but in Greenwich, in Los Gatos, even in London.

I'm not saying it's not beautiful -- and I'd love to live in it -- but it's either going to sit on the market at this price for a few years, or it's going to be taken off the market, or it's going to be pricechopped down to 4.5 mil to lure an actual bidder or two.

The main difference between the different neighborhoods is that Cobble HIll is landmarked. (A small area in Carroll Gardens is as well.) And of course they have different public schools, which is discussed at length in another thread.

It's a beautiful house, no doubt about it. But even with the through-lot and garage and FAR it's priced way too high. The sellers probably don't really need to sell and are willing to let it stay on the market for a year or two until an uber-rich banker's wife falls in love with it and just has to have it.

There is absolutely nothing over the top in this house. It's only got 2 1/2 baths and they didn't even put central air throughout the entire house. That leads me to believe that some of it was done on the cheap. It's nicely decorated, the broker wrote it up as if it was Paradise Found, but other than the hype, it's just a run of the mill nice townhouse.

A pet peeve: when they reno'd they could have put in the paneled windows like the house on the left, but they obviously went for the cheap stuff. I don't think owners notice or care how substandard their new windows look when you are next to a house with its original, or historically-reproduced, 6-8 paneled windows. For such a crazily high price tag, I'd expect that small detail to be right.

Actually the full pane windows were the Viking range of their day, the uber-expensive detail for the discerning townhouse owner. Only the plebes were still using six-over-six windows in the 1830s.

WOW, to think my grandparents owned a boarding house at 175 Congress Street overlooking Cobble Hill Park and it was sold by my aunt in the late 1950's for a song. YIKES! Oh what that property must be worth today!
