Condos of the Day: 134 St. Marks Place

It’s tough to beat this new Scarano-designed condo in the North Slope for proximity to Fifth Avenue retail and all the subway lines at Atlantic (not to mention that as new construction, it’s something of a rare bird in this neck of the woods). That said, buyers don’t seem to be falling all over themselves to ink deals here: The development’s been listed for a few months now and Corcoran's website isn’t showing any units in contract. The seven listings are running between $535,000 and $565,000 for the one-bedroom, one-baths; around $740,000 for the two units that top 1,000 square feet; and $995,000 for the biggest unit, a 1,352-sf two-bedroom, two-bath. 134 St. Marks’ pricing is similar to what units at the Crest and Novo were asking, and (for our money, anyway), 134’s location is a lot better—so we wonder why more of these aren’t in contract. (Market jitters? Uninspired interiors?) Anyone checked them out?

um, the market is down. do believe that all finished buildings will sell its units if priced correctly.

corcoran always overprices even in good markets, so sure that the pricing needs to fall in to line.

I can't help but think if these condos were in Carroll Gardens, Corcoran could get at least 1.7 to 3.5 a piece for these. I mean, c'mon, its Carroll Gardens!

If something isn't selling, there's only ONE reason--THE PRICE. Serious sellers need to realize that. Don't waste time with staging or primping. If you want to sell, and your place isn't selling, LOWER THE PRICE. Economics 101.

Honestly, I think the problem isn't the prices. The price looks perfectly reasonable, if not slightly high. You are WAY off with the 30%, 1:08. Way off.

I think they need to pretty up the ground floor level, get that graffiti off that neighboring restaurant and put two big planters on either side of the entrance with two evergreen shrubs.

It's just not welcoming when you walk by it.

Simple things like that will go a long way, becasue really...the location doesn't get much better. This is right along the BEST part of 5th avenue, in my opinion.

And super close to trains.

Check out this place. Looks like a very reasonable offer. Apt looks sweet and it's super close to BAM Cultural District. Looks like a winner. What do you think?

hmmm, absolutely generic apartments with cookie cutter layouts - I can't believe they're not selling!

I'm THRILLED they're not selling frankly. Maybe these losebag developers will learn something. Do something original and smart and your properties will always sell. Design to eek out every last possible dollar, you're vulnerable to downswings. There are only so many suckers in one borough...

1:22....the cross street of that apartment you just linked is flatbush and atlantic avenues...probably the loudest, busiest and ugliest intersections in the free world.

Novo and Crest are also much uglier and are on 4th Avenue, whereas this is almost right on 5th...

The location is far superior.

Novo and Crest are HIDEOUS.

This is just bland.

Not offensive like Novo and Crest.

Agree, Novo and Crest were cheaper, the early releases were in $600-$650/sq ft range. The remaining units are those on the top floors so are more expensive.

Although Novo and Crest have amenities, the common charges are higher too.

I'm no fan of Novo or Crest, but at least the balconies on those buildings look usable. These are a joke. And the building looks like one of the lesser Transformers.

I dunno, Crest and Novo are close to JJ Byrne Park, Blue Ribbon, Stone Park Cafe, Whole Foods (if it ever gets built), and is zoned for PS321.

This is closer to more trains, Target and BAM.

I can go either way in terms of location preference.

This is most definitely NOT along one of the best parts of 5th. The first few blocks after Atlantic are actually still rather shabby.

But you are close to the trains. And nice and close to whatever happens at AY.

Actually in terms of retail, the shops along this part of 5th Avenue are the best.

10 new shops have opened up in and around 5th and Bergen in the past year with a couple more on the way, it seems.

I think this stretch of 5th has become most vibrant.

I couldn't get the floorplans to load and the pictures are terrible. Some of them don't show anything of the unit at all--like the one of the table against the wall--what the hell is that? No photo of the kitchen, either. Bad listings.

i live around the corner and would LOVE to buy one at these prices. however, the building is ugly, ugly, ugly. the units have the "sneaky" scarano tricks like: hey, there's an unfinished attic up there so your studio could actually be a 1-bedroom! the developer/arch even left places for you to punch out your own windows!

I lived on this block for nearly 5 years, moving away just a few months ago. This is a great block, great neighbors, and I agree that it is the best part of 5th. Went to an open house last fall: these are dark and ugly and overpriced. The balconies are a joke. And who needs a studio duplex?! Unfriendly living spaces will keep these from selling unless the price drops significantly.

Hey! This is my block! St. Marks bet. 4th and 5th.

I walk by this building all the time and in one word, it looks vomiterrific. (the inclusion of the word terrific in there is purely accidental)

It really sticks out in an ugly way amongst the really pretty brown homes on either side. It looks like a set from Blade Runner and not in a good way.

I haven't been inside but the ground floor is totally unbuilt yet and still has a lot of unkempt plastic in it. Not very inviting in the least. And it doesn't look like anyone's working on it either.

On the positive side:

1) the commenter who said this is a good stretch of 5th isn't lying. Peperoncino, La Canaille, Sip, Convivium Osteria, Alchemy, Flight 001, Get Reel Video, Total Wine Bar, Chocolate Room, Luscious, Blue Sky Bakery, Black Sheep Pub, some Yoga joint, are all in just a 1-block radius. Miriam & Gorilla Coffee is only 2 blocks away. I love this block.

2) If you have a car, it's one of those blocks that's alternate side parking just 2 days out of the week and not 4.

3) My dog LOVES to poop in front of this building so it has that going for it.

you're lucky to live near here...i think this stretch of 5th is actually the best couple blocks of shopping in all of brooklyn.

don't forget OKO!! LOVE that place!!

heard they are opening a pinkberry up on 7th and berkeley though, but i prefer OKO!

I'm a little surprised that nobody knows the real story on 134 St. Marks Place. Apparently, the project was never completed and they're being sued by the restaurant next door because they built part of the building on their land. They can't proceed with construction so they can't sell the units (though some had already been sold and those people are royally f*cked).
