Condos of the Day: 100 North 3rd Street

Just down the block from the Mill Building, the new development at 100 North 3rd Street is now on the market, having attracted five buyers to date. Which leaves thirteen units unsold, according to the Corcoran website or, if DOB filings are to be believed, another 19 units. Most of the apartments have very high ceilings, sleeping mezzanines and super-modern stylings. Do you think that the $700 to $800 per square foot price range will be compelling enough to move the rest of the units?

You could hardly conceive of less confortable surroundings. Just plain dumb.

Looks like a great apartment to commit a murder in--a snap to sanitize.

a studio for 645k in this market? What do you think brownstoner?
Posted by: guest at January 23, 2008 1:54 PM
i'm going to go ahead and say these actually look kinda hot. not sure about the pricing though.

i like the apts. will sell eventually. the apts with mezzanines could probably see some mezz. build outs to increase the space.
i don't see how the space itself is uncomfortable? open, light, fresh, clean - how is that uncomfortable? strange comment. get comfy furniture, no?
if you are interested, just offer less if you think it's overpriced.
if you don't like it, then of course, the price doesn't even matter.

Looks too much like a factory (not the charming or industrial type, just bland) or Ikea store. Those windows on the front are way too small for the loft style units. The apartments facing the back do have larger windows. This place probably would fly a year ago but not now.

inside=sweet.
outside=methadone clinic
price=WTF?

Construction like this explains why Mill Building apartments cost so much.

That building is fucking ugly along with the other condos.
Posted by: guest at January 23, 2008 5:19 PM
i don't think it's ugly at all.
Posted by: guest at January 23, 2008 5:33 PM
I don't think its ugly either, though it does have a bit of an Ikea thing happening. Stands out as something different and modern in the sea of modern sameness that we're seeing up here.
Not so sure about the unit layouts though - take a look at the plans for Unit 5C (http://www.100n3.com/ - its all flash, so I can't give a direct link). The apartment has a loft bedroom, a balcony and a private terrace. But it looks as though you have to go into the public hall to get to the private terrace.

Why buy here when you can buy a brownstone condo conversion in Park Slope!?!?!??!
Posted by: guest at January 23, 2008 6:40 PM
Are they going to finish painting that facade?
Posted by: guest at January 23, 2008 7:52 PM
i live across the street. the best part of this building is the amount of light i no longer get, not to mention my landlord raising the rent do to the "neighborhood improvement."
gosh, i cant wait to key the new tenant's cars.

Check out unit 3A. I'm loving the ginormous terrace, but $836,000 for a studio?
Yeah, that's gonna fly right off the shelf (and join that v-shaped formation of airborne pigs overhead).

anywhere in williamsburg is better than anywhere in park slope. no where to shop or go out and manhattan is a bad commute. also, the women in williamsburg are way way hotter.

How much will the puppies be renting for?

Really a horrible looking building.

it's DIFFERENT. why does different usually mean ugly. it's cool. it's scandanavian. i LOVE it. wish i had the money to get a place with 16 foot ceilings.

a few questions.
1. why so many HATERS on this site?
2. how can judgements about an entire development be made from one photo?
3. i'd love to read a blog about overdevelopment and supply vs. demand in wburg. will prices drop or go up with new places like steel factory lofts, edge, 80met?
and just out of curiousity....
4. how does brownstoner feel about ikea?

that's the kinda building i'd like to have sex in. that building is SEXY. SEXY. SEXY.
