Condo Conversion for 283 Washington Avenue

The five-story brownstone at 283 Washington Avenue in Clinton Hill, which last changed hands for $1,670,000 in 2005, will soon be reborn as the Cherry Tree Condos, according to a sign in the house's front yard. A peek at DOB filings suggests it will consist of five units. Brooklyn Properties will have the listing, but there's nothing on its website yet. Anyone know anything else? GMAP P*Shark DOB

Anyone know if there is a limit on the ammount of time you can store stuff on the sidewalk like the house next door in the picture? Its been there a very long time now.

I know that for years the alleged cherry tree in the front yard had a stepladder supporting one of its more delicate branches, which I always kinda enjoyed.
The building is owned by somebody named Ruderman--you can find it on the DOB website in three seconds.
They've been working on the place for months; hope they're doing a nice job. We'll see.

I don't mind a 5th floor walkup at all. Up there you get all the light/views and less of the noise from a major street like Washington. That basement, however, is another story. Can't believe they wouldn't be duplexing the garden/parlor.

That 5th floor is really only the 4th floor, so I don't mind. A lot of people do. Particularly anybody who has to drag a stroller up all the stairs.

I agree, 5th floor walkup is worth it for light/privacy/quiet.

all 2 bedrooms, one per floor. garden level has a basement play room. interior is all new, no real original detail except maybe in the stairwell. been inside.

I saw these months ago with a BP broker--to my uninformed eye they looked gorgeous but at the time were asking for 750K for a one bedroom which seemed ridiculous even then. Curious to see what they'll be listed for now.

Oops, they *are* two bedrooms, I was confusing with that S. Oxford Street conversion which I saw around the same time. I liked this one better out of the two--it seemed like a much nicer job.

I agree, Guest 8:56. You should buy the place and move your single family right on in.
All snarkiness aside, you could say the same thing about 90 percent of the brownstones in brooklyn. Almost all of them have been perverted into apartments at this point. On this one, most likely the place had deteriorated too much and/or lost too much detail for a single-family-home buyer to want it.

OK here is the legal question. Hal Lehrman one of the owners of Brooklyn Properties is actually one of the undisclosed sellers (sponsors) does that entitle Brooklyn Properties to legally make a commission?

they have actually been working on the renovation for a few years, one of the slowest "construction" sites i have ever witnessed

It took a long time but it was worth it - the apartments are beautiful and well constructed. they replaced all systems - evidently there wasn't much historic detail to work with, so it's sleek and modern inside now. really lovely. i want the top floor apt with the roof deck!
