262 Pacific Street: How's This Gonna Fly?

Our guess for the first non-contextual brouhaha of the new year? A 12-story tower slated for the 70-by-100-foot lot (pictured on the jump) at 262 Pacific Street. More than twice as tall as any of its neighbors, the Chien Dao-designed project incorporates a chunk of neighboring air rights. The resulting building, which was disapproved in its first submission to the buildings department, will incorporate a mix of studios, one-bedrooms and two-bedroom apartments. And how about the pesky proximity to the House of D? Fear not: The design of the building, according to the architect's website, takes special pains to "avoid views of the downtown correction facility." Natch.

Right across the street from Pacifico. This tower will kill any sun that they have in the patio.
Also, at 12 stories, its VERY high for the neighborhood. It will be a finger off of smith street that will tower over everything around it.
The design, IMHO, is kind of Soviet industrial style, and not in a good way.

Looks ugly but please STFU about contextual nonsense - it is 12 stories for goodness sake, hardly a skyscraper - Brooklyn Heights has more than a few such buildings scattered amongst its Brownstones and it causes no catastrophes

I'm confused, How painful is it NOT to put windows on a side of a building?
NYC's new architecutre stinks, there is nothing innovative, original or aesthetically pleasing.

Lets hope the real thing looks better than early 70's look that this rendering suggests
(if they do get ever get approval).
Does seem a bit tall for a side street and one that is not very wide. Atlantic Avenue is better suited to taller buildings.
The block across from this, especially toward smith, (atlantic/smith/pacific/Boerum pl) is very underbuilt. Unfortunately haven't seen any building plans submitted for those lots yet.

I used to live on this block. Ugliest block in the entire area. Street is narrow, and it's already pretty dark because of the existing apartment houses. This lovely new addition will only make it worse.

Check out the sizes of the apartments.... They seem small. 778sq ft for a 2 bedroom, 500sq ft for a 1 bedroom and 442 sq ft for a studio?

As a rental the 2-beds can be small for two singles sharing. Glad to see it's not another condo. And it is a dark, ugly block.

Not a prison -- a jail. And looking at it is no worse than looking at most of the stuff that is going up these days.

I think the architect should redesign the jail so inmates don't have to look at this building.
Actually, I think the funny little bump-outs are kinda neat. But the units are really small. And the 778-sf two bedroom is like 30% hallways. Bad floor plan.

Who do I need to bother, annoy, give sexual favors to, etc., to make this stop?
And what on earth happened to the height limit?
How did this plan even get approved? It is truly out of character, not just for Pacific, but for a whole patch of Brooklyn that lies between Smith and Court whose buildings don't reach more than 4 or 5 stories tops.

Yes, too tall. Those balconies look like the ones on the weird building on 4th Ave katty corner from Staples. Yes, very, very tall. I looked at the arch's website. They have designed restaurants in the meatpacking district, another neighborhood that lost the landmarking war. Have they not walked around this neighborhood?? Sure, build some cool building but NOT SO F'ing TALL.

Well, just received notification that the foundation work for 262 Pacific Street will begin shortly (in NOT less than 5 days). It's strange that owner has never paid anyone for air rights. Strange and shady ........

if you want affordable housing, with the cost of land you have to build up. If you want to continue to gentrify these neighborhoods just keep arguing that everything short be short, NIMBY and I live in the area.
