10 Jay Street to Get Another Five Stories

DumboNYC reported yesterday that the nine-story building at 10 Jay Street, currently full of "creative" commercial tenants, is slated to get a five-story addition. If they can ever get the Stop Work Order lifted, that is. The design for the addition is being done by TKA Studio, one of the building's tenants. Back in October, we speculated that rooftop cabanas were in the works; evidently, we underestimated the owner's ambitions: Curbed theorized yesterday that the addition could be a prelude to converting the entire building to residential. Think that's likely? Any long leases still in place?

this building is very poorly maintained as it currently in. Who is the owner? I almost remted there but decided agianst it when I heard the elevator braksall th times. And the bathrooms are disgusting. very seedy.

If that's the building I'm thinking of there's a city recycling dump IN the building. I remember watching rats the size of my dog running around in the trash there

A Gutman is the landlord. There is a power station within spitting distance. This will NEVER fly as a residential building though.

conEd plant is definitely an issue with making this place high end resi - would be very difficult to get big money out of people to live caddy corner to a powerplant.

one idea for rehab and conversion could be to make this housing and studio space for one of the arts schools in nyc - pratt, sva, etc. develper could make some money off that, and the use would be a bit more in line with the arts community that has been in dumbo for many years.

There seems to be plenty of unfinished conversions in the neighborhood. And then there is the issue of Gutman getting construction financing. Considering the current climate, and their reputation, I doubt they could pull it off.

The building is not owned by Guttman. The place that has the paper recyc is around the corner. This building will eventually be surrounded by the Brooklyn Bridge Park, and, has killer non-obstructed views. So no matter if the owner sticks to commercial or residential, they will do fine.
