Just waiting on "The What" to tell us all how these all closed pre-credit crunch and we are all seriously screwed...

Should be any minute now.

He must be out showing apartments today. Or maybe in his closet counting his hordes of gold for the coming apocolypse.

Posted by: newsouthsloper at December 14, 2007 11:57 AM

He's definitely slipping. Post has been up a few minutes now.

The What still owes my $50 from a night out when we were in college.

Forget it 12:00 - Your worthless American debt is no good anymore. I would try to get my hands on some official Montana Mountain Militia money if I were you - Going to be worth a FORTUNE soon.

So a fort greene 1br at 850 sq ft got $615k when asking for 580k, but the 2+br at 850sq ft on lincoln in park slope had to drop their price to 599k. I guess park slope is losing its appeal for some.

Or maybe you don't know what you're talking about 12:05.

The Ft. Greene place is a full service, highrise, doorman building.

You don't think that might sell for a premium over a smaller apartment in a non doorman building needing work on the kitchen and bath?

BTW, the Lincoln Place 2 bedroom is 750sf as we heard from the President of the board.

If you're going to make a comment, at least make an informed one.

$725/sf in the Griffin?

I am so selling my place. Mr. B, get ready for a coop of the day about 8 months from now...

I'm quite shocked about the Griffin price also, to be honest.

Great location, but kinda shabby building interior.

Needs some updating (which I know they've been doing) but I looked at an apt. there a year ago and I don't think it warranted anywhere near this price.

maybe 450K.

This must have been something special.

Gold encrusted bathroom?

We looked at a similar apartment in the griffin last weekend. Actually quite lovely and listed at 599k. Maintenance seemed high though at 919/month.

The common areas of the Griffin are naaaasty. Apartments are nice. Maintenance is way too high.

I'm curious, I don't live in Brooklyn, but these condos seem rather high in price for Brooklyn. Can people actually afford them? If they continue building such high priced condos, where are all the people who can't afford them gonna go?

Posted by: guest at December 16, 2007 5:07 PM

5:07 a couple each making whatever but probab ly close to 200K a year can afford them. people right our of law school or MBA and still in their 20's...

Posted by: guest at December 16, 2007 10:03 PM

Agree with 10:03 - Middle class in NYC, even Brooklyn, is very different than other parts of the country.

College grads typically make 50-60K right out of school, so for a couple they are already at $100k+ in their early 20's. Add wage growth, bonus, raises, etc. and they can easily afford these types of condos by mid to late 20's. Granted this is not everyone in NY, but it is true for many many people (More than alot on these boards would care to accept).

Anyone know if the Griffin unit is the corner ground floor unit at Lafayette & So. Oxford? Because if it is, this price is even more out of hand.

Ground floor, active street, bus stop out front. Nice.
