House of the Day: 381 Bainbridge Street

While measuring in at a modest 2,322 square feet, the three-story house at 381 Bainbridge Street in Bed Stuy looks like a nice option for a young family looking to have their own place. For the same price as a one-bedroom at 189 Bridge Street, you get three bedrooms, an eat-in kitchen and a yard, along with lots of beautiful old woodwork. (Our only quibble with this place is the exposed brick, but that's remedied easily enough.) For $659,000, this place is in surprisingly good shape, having been recently renovated. Think it'll fly?

1:52 - i live in kensington and its hard to really compare this property to something in my neighborhood. The housing stock is very different and appeals to different people. I will say though my neighbors recently sold their house which was smaller than this and not nearly as well renovated for about the same price so i don't know if your assessment of prices in our neighborhood is that accurate.
That said its a lovely restoration, very nice house.

This is a nice house price correctly. I sold my house on bainbridge one block way for 650k and it wasnt this nicely renovated.

I sold 2 houses like this in 2005. They are on the same block (no fuckheads I will not tell you the address). Anyway the price was 398 and 410 respectfully. In 2006 assheads was getting about 610k for these puppies but they wad flips and frauds. Now I heard people are offering about 400k on these now. Good luck to this chuklehead because the bank will not give the buyer a mortgage on this price.

I used to before the Market became whacky. I'm not doing Real Estate these days. I can be myself LMMFAO!
No one to this day is in default on Any house I sold them. NO ONE. I did not do any bullshit in my Real Estate career. Every one I sold a house to or sold one for is still my client and friends. I left the business because of the bullshit.

The main problem with this property is that it is next door to BREVOORT PROJECTS. Which is a notorious projets. Many crips bloods. So be ware. Imagine your wife kids etce. I think this is a hard sell and should strongly be reconcidered due to the safety issues. The hood has not changed as yet and with the current economic crises it will likely turn for the worst. This property is OVER PRICED>> RUN!!

Nice house though. Any insights on the immediate surrounding area? I know there is a project right there...but there is also one near where I live in Fort Greene. Any ray of hope commercially yet? Or just nice big homes in various states of disrepair?

Yes, this building is just around the corner from the Brevoort Houses. Get used to the sound of gunshots. On the plus side, plenty of hot, scantily-clad women strutting their stuff during the summertime.

You people have never walked through B-Sty to appreciate that it is big enough to have it's sections..you just assume that well since it is Bed-Stuy that you will see scantly clad women and gun shots...I am assuming that your close minded and yes white....

The thing is, at this point almost every house in Brooklyn is $650K regardless of renovation or location. By those standards, this seems like a good deal to me.

As one-half of a white couple looking to buy a home in Brooklyn, we have visited Bed Sty and Crown Heights hoping to get a deal of a lifetime. Granted some streets are better than others and on some townhouse blocks the houses are beautiful from the outside...Deals...NO!!! Unless, we went out into the marginal areas of the neighborhood...I'm open minded to live there and be a trailblazer...but are the gang members? or individuals carrying guns and down on their luck because the economy sucks.
Tell me where does a white couple draw the boundry when looking in a predominately black neighborhood plaqued with crime?

And why do you expect to find "Deals" in predominantly minority areas just because most of the residents aren't the same color as you are? That's not openminded - it's racist. Everyone who owns a house in the better areas of Crown Heights and Bed Stuy knows what they're selling for these days. And folks of all colors, including whites, were buying in Bed Stuy and Clinton Hill and Crown Heights twenty years ago, because they WERE openminded and liked the space and the neighborhoods. Those were the trailblazers...you're too late for the game. And plenty of people who aren't your color are also buying those houses you don't consider "deals" TODAY, and living in them quite comfortably. Contrary to what you might think, not every person of color is a pauper or an idiot.

I don't live this far out in Bed Stuy, but I do live in the general area. I don't think this person will have buyer's regret for 20 years.
Much of Bed Stuy is quite nice right now. I like where I live. I want to be able to buy fruits and veg and eat out more, but other than that I am pretty happy. There are cafes, I can buy wine, my commute to the city is pretty good (I am not on the G train) and I have a whole house.
I do live with a lot of black people. They are mostly nice, especially if you are nice to them. Just like all the other kinds of people.

Ok, 7:06, I see what you're trying to paint here, and it's partly true, but don't deny the history of what happened to the blighted brooklyn of yore -- which was, for lack of a more elegant term, white flight, which left blacks and minorities not only without a bank to get a loan from for basic upkeep of buildings, but complete neglect from city services including law enforcement, education etc.
There is no correlation between race and crime -- except when our social system imposes a segregation-by-economics on people of color.
I don't mean to sound professorial, but I feel like people try to paint this cutesy sesame street picture of the new brooklyn, while denying what was a harrowing experience for a lot of people, one which is still present for many of them despite the return of the "valued" race, the one that gets their loans approved, gets their laws passed and gets the cop on the block after one whiney phonecall.

Decatur is as close to the projects as I would like to be. However, in a few years this area will be as nice as any Fort Green, Clinton Hill, Boerum Hill, or D.U.M.B.O area near the projects- untouchable. 600-650 for a house that appears as nice as in the pictures- a deal. By the way I live on Macon; the area is really nice- as with any where don't be foolish.

I am a young couple w/ a baby. I have looked at this house & I love it. I don't, however like the block. I know the neighborhood, have friends on Bainbridge & Stuyvesant. O love it over there. I walked from their place to this one & it just starts to look more & more run down the closer you get to the house.
The neighborhood just doesn't feel the same. Plus, I'm not so sure about those projects. I currently live on Willoughby near the Ft Green Projects & for some reason don't mind them as much. They seem more quiet. Anyway, I think it seems over priced. There are other similar houses in the area for $100K less. & Minsky is a scumbag. I had a bad experience with him in the past.
Oh, forgot to mention, mixed-race family here for all the people fascinated with race...)
