Building Permit Granted for Flatbush Flatiron

Last Wednesday, the Flatbush Flatiron was officially cleared for take-off. The DOB permit green-lights a 21-story building with 108 units (exactly what The Sun reported ten months ago). The height is 262 feet, substantially less than the 400 feet that The Real Deal reported 18 months ago. The building will be a total of about 150,000 square feet. Any bets on how long it'll take to build?

Cool looking Gothamistic building if not ominous. Where Batman? I'd say 2010 is the year it will be occupied.

It does have kind of a Batman vibe, dunnit? Anybody know of any other renderings of this bldg? Could be interesting, could be awful--hard to tell from this view.

2012 at the absolute earliest. Nothing moves very quickly and the global credit crunch will only serve to slow things down further.

I like it too. It reminds me of the 30's moderne apartment buildings and houses in L.A. that have the rounded edges on the corners and "fins". Neato.

Speaking of Flatbush developments, someone needs to buy the site where the Wendy's is in PLG on Flatbush and Empire, sitting right on the edges of the Botanic Gardens and Prospect Park both, and put a spacey condo skyscraper there. If I had the money I'd do it in a millisecond. It's a primo view of the park and gardens and Manhattan skyline. Plus it sits right on the B/Q express line.

About the credit crunch issue, any bets on IF it will get built? Are cash-strapped lenders going to be tossing a lot of money at late-to-the-game housing projects any time soon?

Agreed, But we don't need "another overpriced condo building." But hey, build it, and by the time it's done, prices will likely have plummeted to more reasonable levels.
