Condo of the Day: Sevenberry

It's only been a few weeks since the Developers Group project at 120 North 7th Street in Williamsburg known as Sevenberry opened for business and, judging from the results posted on the website, it's doing quite well. Only 16 out of a total of 27 units have been released so far, and as of today seven have signed contracts. (Prices range from $644,000 to $1,350,000.) Not too bad for an area staring down the barrell of oversupply in coming years. While the Karl Fischer-designed building has nice windows and ceilings heights going for it, its success to date probably has more to do with location, location, location. This is primo Burg.

over supply is never going to happen unless NYC tanks for several years in a row.
there is still an underlying housing shortage.
prime williamsburg is convenient and fun and given the A's and B's that the burg/greenpoint schools just received, it will continue to be priced really well for young families.
there are really well priced 2 bedrms in williamsburg, and many prefer new apts that don't need any renovations and come w/ A/C, laundry and new baths and kitchens.

agree that williamsburg is very attractive for newly married couples or families with kids right now.
live in the area see more and more kids everyday.

No park? what are you dumb? how about McCarren just a couple of blocks away from this location? Hmmm, childrens' playground, soccer field, baseball field, new running track, tennis courts, pool that's about to get a 50 million dollar renovation, green grocer every saturday. YES if only Williamsburg had a park!
oh yeah, and it's about 30 minutes or more closer to midtown too...
good luck keeping up those bogus prices in park slope with the overcrowded over hyped 321.

I have to disagree with some of these comments after seeing the development this past weekend. The work was nicely done, and the apartments have thoughtful lay-outs. Plus, twenty-seven units is a nice alternative to the mega-developments going in near the water.
