Prices Too Lofty on Warren Street?

It’s looking like a Cobble Hill condo’s having a tough time finding takers. We got word from the fine folks at StreetEasy that Two Trees had been yanked as the exclusive brokers for 335 Warren (aka the Warren Lofts)—a job they’d been on since late spring—and that Brown Harris Stevens has started marketing the Scarano-designed building just off Smith Street. The eight units, which range from 1,000 to 2,500 square feet, are running between $585,000 and $975,000—prices that don’t seem too far-fetched for this neck of the woods (though they’re pretty near the Gowanus Houses). We’re hearing buzz that sub-optimal layouts may be to blame for the lackluster sales here. Can anyone corroborate?

We personally saw two of the units. What a waste of space! A sleep loft in a unit in the 6's? It just seems like these new developments divide and subdivide their spaces into little rat-cubby-holes that look great on floorplans, but in real life feel really narrow and constricting. We felt the same thing at 110 Livingston last year - great space, but lots of walls.

First marketed by Aguayom then Two Trees for short time...
Several issues - Scarano design with the mezzanine storage space (which probably can be ripped out for some usual space...and who knows if still DOB issue with final approvals.
Steps to mezzanine space are very steep - not too appealing to my age group.
Also - take down the plywood on ground level and remove sign about guard dogs- major turnoff.
Why are lower levels not offered for sale?
On other hand - steps to subway entrance -
If you think too close to projects - then good section of Smith St is too close to projects for you - so write off most of Cobble Hill since same subway station.
Great ceiling ht. Many with outdoor spaces and looks very well constructed.

much better bang for the buck
and no projects

add 10 - 15 minutes to your commute

This is a simple issue of SHIT layouts. The location is fine - not a fabulous block, but that would be easily overlooked if the developers weren't ONCE again trumping quality with greed by creating these awful narrow living rooms and then imagining they are fooling people with their "open lay outs" in which the pathetic little kitchen is open to the hideously dimensioned shoe box living room. I am SO SICK of it. Where oh where oh where-o is there a developer with a bit of class?

I misposted a few days ago about another development on Warren, but this is the one O meant to talk about. That block is scary. One of those weird India-like phenomenon where you're walking along happily on Smith, make a right and all of a sudden you're hugging your handbag. My daughter went to a daycare on that block and when the time changed and it was dark when I picked her up, I used to pretty much run back and forth to the F train. And no, I'm not sheltered. Just smart. Not a nice block at all.

The apartments are overpriced for the neighborhood (Boerum Hill), and this specific location. The other factor is the design and layout which seems geared towards singletons or DINKS as opposed to a couple with child(ren) or planning on having a set. Its difficult to imagine wanting to breed in these boxes.

I think the people that write in criticizing the condos are just frustrated renters that can't afford to purchase anything anyway. I've seen the condos and they're the best I've seen - size & layout. Remember, this is city living and its not an easy task to combine space with design. These condos make the best of both. As far as the price goes, this is the going price.

Nice try, that last comment is either BHS or the developer. FYI, there is almost the same development on State Street at the corner of Bond, much better location, much lower prices. Three brokers no sales????? Sounds like something isn't adding up.

i went to the open house and understood why the units weren't selling. although the price is probably reasonable for the amount of square footage, it is very hard to use the square footage efficiently. the living room and bedroom are very small (no dining space unless you count the breakfast bar) and the loft space is not very usable. you have to climb a very steep ladder to get to the loft space so even though the laundry room is up there - it would be very difficult to climb the ladder with my laundry. same with the outdoor spaces, great terraces, but if i can only get to it by climbing a steep ladder (or even two in the top units), i doubt i can enjoy a drink up there or have a grill (which is what i would want to use a terrace for). to be fair, the developer used good quality floors and appliances (GE Profile I think) and the high ceilings are great, but the layout is just not functional for me.

we toured the entire building. Many of the previous posters have adequately listed the pros and cons. This is the sort of building that demands your tour. Are the stairs too steep for you? Is the space configuration too awkward? Is the location satisfactory or dicey? Are the units overpriced. We came to our own conclusions and did not make an offer, but if the prices were dropped a hundred and fifty thou, we might reconsider.
