More Details About the City’s Plan for Coney Island

City Planning posted a bunch of details and graphics about the proposed Coney Island rezoning on its website last Friday. Basically, DCP’s plan breaks the area down into three zones: a five-block Coney North district that would be mostly residential and include around 1,800 new housing units; a five-block Coney West district on the current KeySpan Park parking lots that would be rezoned to allow for 2,700 units of housing and a public park; and Coney East, “the heart of the amusement and entertainment district.” More info here and here. I think this looks good but please, please, please don't plotz around about this and get Coney Island back to its former glory now!

Where is the zoning to allow entreprenuers to open small retail and entertainment businesses? The amusement area will be a single corporate entity under the plan. Looks like an EDC job.
What about the area north of Mermaid, the highly restrictive Coney Island Mixed Use district that tries to keep commercial development out?
