COTD: First Listings at Clermont Greene Hit the Market

A few weeks ago we were wondering what the prices were going to be like at the Clermont Greene, the 73-unit condo under development at 174 Vanderbilt Avenue in Fort Greene. Now we have some data points. Nine units just popped up on StreetEasy. Prices range from $350,000 for a 518-square-foot studio up to $1,050,000 for a 1,539-square-foot three-bedroom. According to the listing verbiage, almost every apartment has some outdoor space. There's an open house this weekend, though it's hard to imagine what there is to see yet.

Those prices sound decent to me. I think these will sell okay. I bet this will be nicer than the other Clermont new building on Myrtle.

Hahahah! Are they serious with this pricing?? What is it with marketing people and developers bringing developments to market that aren't complete? I can't seem anyone paying these rediculous prices for this location and waiting 2 years to close!

Is this anywhere near a subway station (that isn't a G)?

Depends what you definition of "anywhere near" is. The C is at Lafayette, at a 10 min walk away, and there are numerous trains available at the DeKalb stop, about 12 minute walk away.

I lived right around the corner from this building and had no issue with walking to either of these locations.

At those prices I guess the developer is not in a hurry to move these. Overpriced for this market.

Man, I feel for that poor little house next to the project on Vanderbilt. It looks like the house is constantly being rained on with construction debris.

I think that the ones in Myrtle and Clermont will be nicer because they have better views since they are on a corner. These are in a weird location. Just my thought, however, since I haven't been in either of them.

Good walk to lafaytette c. NOT a 10 minute walk. 12 minute walk to smelly industrial G. Overpriced as usual. Just burn the whole building down.

Oh, please. It's 8 minutes walk to the C, max. The G is irrelevant, as everybody knows. But how many thousands of people commute 2 hours each way to mannyhattany? Sheesh. Let's not be so estupido.

i went to the open house on sunday. there is only ONE studio available for the entire development and it's located on the first floor of the vanderbilt side next to the garages. that said, it seems like it will be a nice development based on the floor plans and amenities. they are due to open a model condo at the end of jan. and occupancy is scheduled for end of august. i still think it's a bit on the pricey side.

I was very interested but the Brazilian teak hardwood floors is a problem for me. I can't believe in this day and age a developer with a blank slate would CHOOSE an environmentally destructive material.
