Here's a smattering of brownstone rentals currently on the market. Clockwise from upper left:

How big a demand is there for luxury rentals in Bed-Stuy? Granted Stuyvesant Avenue is beautiful, it's an easy commute and a great apartment, but $3 grand still seems a bit high to me?

I'm not familiar with that rental market, nor casting any aspersions on Bed-Stuy, just curious.

i think it is to high for a rental but I think that the asking price might be indicative of the strong demand for rentals through out the city. I believe that people do not want to be that fool buying high priced real estate now, so they rather rent and ride the market out.

I live in the Stuy and love it. (So, I am not a bed-stuy hater)

Ain't nuttin happening with the Stuyvesant/Hancock listing until there is a significant downward departure on the price ....$2400 range should do it.

So they'd rather be the fool that would pay somebody else's mortgage by renting a $3000 apartment? I think I'd rather buy while there is room to negotiate. I couldn't afford anything on my own but I wonder how feasible it would be to get 2 or 3 others to purchase collectively and convert to condo/coop's? I have many friends who would love to own a brownstone as well but like me, can't afford it in their own.

Damn, I could charge a pretty penny for my 2BR place in Boerum Hill.....

But where would I live.

As I've been out of the rental market for over a decade, are these prices acceptable? It seems high, but again, I'm really out of touch.

the bedstuy place is high, but not too much off the mark. $2700-$2800 IMO. i know for a fact there are smaller rentals (single floor) in the bedstuy brownstone areas getting from $1800 to $2100, so a duplex could go for around $3000k, high? most certainly, but possible. it is what happens when mortgages hover around a million bucks. makes me want to move out of my duplex to collect the rent.

i rented a 950 sq ft 2br in a prime north slope brownstone, ps 321 for $2500 last October. so, no these are not acceptable. or maybe i got a steal...

Ok you got a deal then beacuse prime park slope has nothing on the 1st place carroll gardens listing. Plus have you looked at the test scores lately? PS:58 is above PS321 and PS29 the school is top notch my friends. Also Carroll gardens is on fire with cobble hill, the reports are coming in about the British loving the location. Bococa is hot.

My partner and I visited the St. Mark's apartment last week. I thought the craigslist posting was pretty interesting, because they've dropped the rent $100 since we went to visit it.
Our impression of the apartment on the whole was fairly positive. The kitchen is nicer than you will find in most rentals, with a ton of cabinet space. The bathroom seems pretty new. The washer/dryer was huge for me. You have to walk through the bedroom to get to the office, and it was pretty small (I would guess 6x8 or so) but large enough for a desk and bookcases, or a crib and dresser I would suppose.
We felt the rent was worth it because of the location (very close to the 7th Ave Q) but in the end walked away because the living space wasn't as big as we would have liked. We wanted room for a kitchen table, plus a sofa and television. I think the bedroom is actually a little bigger than the living space. But on the whole, I thought it was really nice. Oh, and also, the wood floors seemed really old (maybe original) but in ok shape.

The Bed-Stuy price seems a bit high, but if it is better than the photos (note to broker, don't show broken shutters in photo), and includes a washer/dryer and backyard it might not be too far off.

Although if it really doesn't include heat and water, then I think the price would be high. Many duplexes and 4-BR places are in the $2500 range, but but often include heat, which can run hundreds of dollars a month.

Sorry - just noticed it was the owner for the Bed-Stuy place, not a broker. Skeptical about the 20' high ceilings though. Maybe if both floors are added together. . .

Oh... and also, we were a little hesitant about $2400 rent PLUS a brokers fee... that also shied us away a little. We ended up going for similar rent, bigger apartment by owner with no fee.

I think the BEd-Stuy place should be $2,500, which is what others are saying here. Nice to have a w/d in unit. The block, if it is between Hancock and Jefferson is nice.

The ceilings are NOT 20'. I own a brownstone two blocks away and they are more like 12 - 14 feet, depending on the building. Someone needs to by a tape measure.

Bed-Stuy place does seem pricy, but could be a good share? I've noticed a lot more young people in the area over the recent months, maybe Pratt students. Less than $1000 each with room to spread out? Could work.

I rent a 3BR duplex in southern Bed Stuy (not Heights) for $2400. My tenants have been there for over a year. If they moved, I'd probably ask $2600. I think the rental market in BS is pretty strong right now, although I wouldn't know...my tenants are budging.

so yes as a renter I think this is great. Who cares if abunch of owners bitch. Also this is nice for landlords to know when they are sucking and asking way too much.

I know rents have been going up a lot in Carroll Gardens, Coble hill area but those rents seem high.

There is nothing prettier to look at than a newly polyurethaned wood floor. So pretty.Except one in a brownstone .

I have seen the apartment on Stuyvesant Avenue and it is truly spectacular -- the owner has done a great renovation/restoration and the place is BIG -- it's the house on the corner of Stuyvesant and Hancock.

I believe he's already rented out the lower duplex, which came with a small garden and a garage. And those shutters aren't broken -- they're being repaired and replaced.

The place was full of AMZAING details -- I believe it was a doctor's house and he lived in it until he died, and hadn't rented out the top part in years.

That said, as I recall the layout wasn't really good for three bedroom use -- to get to the third (smaller) bedroom was off of the second.

The location is great -- convenient to Solomon's Porch, yoga, etc., and not too far to the A/C at Utica.

The price is high, but I think he could get over $3000 for it.

um by getting a job and then fitting alot of people into a small space.

you can fit 3 people in that crown heights place easy. Thats 450 a person, if you cant afford that then...

The place on Stuyvesant & Hancock is across from the building that had a fire over a year ago and is still waiting reno. However, th eother corner building is under reno and might be really nice.

The garden there is nice!

I think the Crown Heights apt is a very good deal. It must be the time of year (slow) , as the place would surely have gone for more over the summer months.

we just rented two apartments on hancock and found the luxury rental market in bed stuy to be very healthy. had a waiting list for both a 1000 sq ft 2-bdrm for $2000 and for a $3200 3-bdrm duplex, all utilities included. beautifully restored spaces on good blocks, even in bed stuy, will command good rents. what's all this putting the 'hood down?
