COTD: Greene House Penthouse Continues to Plummet

greenehouse1107.jpgIf we're putting the pieces of the puzzle together correctly, this penthouse at the Greene House Condos in Fort Greene has just undergone its sixth price reduction since being listed last February for $2,750,000. The latest drop, from $1,690,000 to $1,590,000, puts the current asking price at less than 60 percent of the original one and increasingly close to the original sales price of $1,206,000. While the design isn't necessarily everyone's cup of tea, those views are pretty sweet and the location is certainly desirable. How low can you go?

Where do you get $2,000 PSF? It's 1400 square feet for $1.6MM - a little north of $1,000 PSF. Then again, a good question may be: why would they think they could get $1,100 PSF?

well, the views are amazing probably, but $1000 psf is too high for right now.

it's also a strange layout for a couple/family which is who is probably shopping in that area in that part of brooklyn.

a singleton with that kind of money might not choose to live right there.

there are more options like this in dumbo, williamsburg. some are better deals i think.

Having watched the building go up, I can't say it's that "green". The only thing that was green about it from what I could tell was all the green that went down the hole...the project went very slowly. Lots of things remained (still remain?) unfinished. The "lobby", barely a lobby frankly, is just starting to get finished...and it's been a year or two since residents moved in. I have friends in the building and their two-bedroom seems nice...not exactly my taste but it is quiet enough in their place which counts for something. The bathroom finishing is rather perfunctory and the lighting installed by the developer is hardly inspiring. For this money, the lighting should have been a couple grades higher.

I think the price for the two-bedroom duplex in question (with it's narrow dining room) is too high. How much are two-bedroom brownstone lower duplexes going for in FG right now?

Wow! Maybe it really is worth the original sales price or less even! Why is it that people on this board seems to think you should be able to turn 200% profit on just about anything in Kings county simply by buying it and flipping it within a few months. Property values do go down you know, especially if they are crazy when the original buyer bought it.

They were asking way, way too much at first. I also question the square footage figure. 1,400 seems generous for what from the floor plan appears to be a smallish 2 br with a lot of outdoor space (which is nice, but if you work 9-5, you can't actually use it to live in unless you want to pitch a tent and call it a 3rd br.

Problem with these huge price whacks is that buyers will think there's something seriously wrong with the apt. and stay away.

Is this the same apt that was featured in NY Mag article called, "Not My Beautiful House." I think so because there aren't that many penthouses that would come on the market right? Some agents/agencies take listings at any crazy price. Waste of everybody's time really.
