14 Months Later, Still No Buyers for 45 Third Place!

45thirdplace1107.jpg
Can you say "bad karma"? Since the two duplex units at 45 Third Place (affectionately known as the Carroll Gardens Atrocity) hit the market back in September of 2006, not a single buyer has wanted the dubious distinction of owning a piece of what's become the poster child for inconsiderate and non-contextual design in Brownstone Brooklyn. Surprisingly, in the face of this rejection, the developer has stuck by his guns and refused to lower the prices: The upper unit is still asking $1,555,000 and the lower one $1,595,000. Interesting that Brown Harris Stevens is hanging in there.

Seriously who would by in such an ugly place....The area is nice but could you imagine telling people that i live here???

Posted by: mysideofstuy at November 29, 2007 10:43 AM

No one wants the distinction of living in the engulfing tumor mass?

Posted by: Brenda from Flatbush at November 29, 2007 10:45 AM

I know its taboo to say something positive about this, but from the outside, I really don't think its so bad. That's my humble opinion.

Tbey managed to keep the the traditional exterior facades, and at the same time, differentiate old from new. Which I don't think is that bad. I know all of you readers know it could have been a hell of a lot worse.

Saying that, its a bit rich and I haven't seen the insides.

Posted by: guest at November 29, 2007 10:47 AM

Every time I see this house I think of that old movie "invasion of the body snatchers".

Posted by: guest at November 29, 2007 11:02 AM

Can you say "awful"? 10:47: completely disagree. The form, materials, and location of the addition reference almost nothing about the original construction. A couple of horizontally aligned window openings and purple Dryvit does not a contextual addition make.

There should be a slight setback of the new construction along this elevation, and the part that oozes over the roofline should be removed.

Posted by: guest at November 29, 2007 11:03 AM

Looks like the gorilla glue that they used to hang the extension onto the old roof is oozing out...

Posted by: guest at November 29, 2007 11:15 AM

agreed with the one above. it's not that bad. from a certain viewpoint (one away from all the baaahing sheep) it's kind of cool.

Posted by: guest at November 29, 2007 11:26 AM

Is that extension humping the existing building?

Posted by: guest at November 29, 2007 11:27 AM

They could have done this really well, and still gotten the modern vibe in, while having the exterior complement the original house. But they just grafted a Fedders on to the house. Lazy, lazy, lazy.

Right now it looks like a large featureless python house, jaw unhinged, trying to eat the original structure.

Posted by: guest at November 29, 2007 11:32 AM

That place has mold!

Posted by: guest at November 29, 2007 11:56 AM

Baaaaaahhhhh!

Posted by: Carol Gardens at November 29, 2007 11:58 AM

I really can't believe that the prices aren't coming down on this one. How much is it costing to keep it stagnating on the market?

Posted by: guest at November 29, 2007 11:59 AM

I went to an open house a few weeks ago, think in October, and it's pretty bad on the inside as well. Given how long it's been, I was surprised to find it still unfinished: exposed wires and pipes, large unpatched holes in the wall for said pipes and wires, etc. Bathrooms... ugh. Broken windows - 2 had broken glass and were boarded up with plywood, some weren't hinged correctly and didn't quite open/close all the way. The basement in the lower unit had a large pool of water.

All of those can eventually be fixed; but this is how they presented it in an open house? And it's been on the market for over a year?

"I know its taboo to say something positive about this, but from the outside, I really don't think its so bad. That's my humble opinion."

Your opinion sucks badly. The design and execution of this remodeling is seriously misguided.

Posted by: guest at November 29, 2007 12:00 PM

"agreed with the one above. it's not that bad."

It's very bad. VERY VERY VERY BAD!

Posted by: guest at November 29, 2007 12:02 PM

There is a lot bad about these besides the exterior.

Posted by: guest at November 29, 2007 12:06 PM

So there is some justice in the world!

Posted by: Park Sloper at November 29, 2007 12:10 PM

By way of contrast, here's what happens when you do a really nice, contextual job of renovating and condo-ing:

Why do developers refuse to pay attention to examples like this?

Posted by: MrMinerva at November 29, 2007 12:40 PM

Such wreckitude. The house has been permanently ruined. It might not have mattered if the house were deep in on a block...the extension might have been masked. But sitting on the corner, this nice end-house with a big garden on the street has been ruined. This is an example of why we need landmarking.

Posted by: guest at November 29, 2007 12:54 PM

CG will never be the same again. Ever.

Posted by: guest at November 29, 2007 1:10 PM

it's ugly, but the main problem is that the units are way overpriced.

Posted by: z at November 29, 2007 1:14 PM

"Looks like the gorilla glue that they used to hang the extension onto the old roof is oozing out..."

Yes, it's just repulsive. The seam is so visible. Can they be serious?

Posted by: guest at November 29, 2007 1:15 PM

this is what all of williamsburg looks like.

just without that lovely old home attached to it.

Posted by: guest at November 29, 2007 2:24 PM

I walk by this house every day and I went to an open house. The construction began years ago and not much has happened in the past 6 months. Like another poster noted, there are broken windows and a long punch list. The addition to the house adds nothing to the interior. It is an odd layout. A couple of months ago they added landscaping after the condos had been on the market for more than 1 year. They have made odd choices. They could start by fixing the windows.

Posted by: carroll2stones at November 29, 2007 2:29 PM

The issue is the price and the finishing. Despite the ridiculous commentary on brownster, virtually no one buys or doesnt buy an APARTMENT based on the exterior. You live on the INSIDE! - In fact you probably see the exterior of your building less then anyone else (since you generally only see it when coming home wheras your neighbors see it coming and going)

Posted by: guest at November 29, 2007 2:33 PM

hey 2:33....i would argue that most people who read BROWNSTONER, do indeed buy a home based also on the exterior.

otherwise, i don't think people would be so excited to live in dark, cramped, small roomed homes.

(i love brownstones and live in one, just sayin...)

Posted by: guest at November 29, 2007 2:43 PM

2:43 - You are so right but the Brownstoner reader doesnt represent the entire real estate market (thank god)

Posted by: guest at November 29, 2007 3:04 PM

Would it be rude for me to say HA! HA! HA!?

The market has spoken. And so have the Karma Police.

Posted by: Rehab at November 29, 2007 3:15 PM

"virtually no one buys or doesnt buy an APARTMENT based on the exterior."

I'd love to see the market research you've done to support your "flying in the face of all known reality" thesis. Please share.

Posted by: guest at November 29, 2007 3:17 PM

its the freaking price not the design that it isnt selling. if they drop the price people would buy. hell people would buy shoddy crap if it was in right location f or the right amount of money.

Posted by: armchairwarrior at November 29, 2007 4:03 PM

A piece of crap that ruined the old building. The developer should be forced to live there for a year and then publically flogged.

Posted by: guest at November 29, 2007 4:12 PM

2:33pm i think the same every time i read this site. what do you all do, just sit outside and stare at your victorian houses?

i do not get it. unless they are really gutted and handled well inside, it's like living in a funeral home.

most people just do their best and live in dark small rooms in these brownstones.

i have looked at a lot of bad interiors...

Posted by: guest at November 29, 2007 4:20 PM

(shakes head, perpetually)

Posted by: guest at November 29, 2007 4:32 PM

Hey 4:20 -- then *why* do you read this site, pal? Go read the I LUV CONDOS blog.

Posted by: guest at November 29, 2007 4:56 PM

What brownstone's have you been living in with small dark rooms? My dining room is 14.5 by 14.5 with 12 foot ceilings and floor to ceiling windows, living room 14.5 by 31.5 with 12 foot ceilings and floor to ceiling windows, 10 foot pier mirrors etc. Master BR is 15 by 17 with 10 foot ceilings, heck the smallest of the two guest rooms is 15 by 14 with 9.5foot ceilings on the top floor. Bright, airy - large windows in every room etc. Small laundry and small home office (7.5 by 11) but they are light and airy too...

Posted by: guest at November 29, 2007 4:56 PM

it's really not that bad. all you hatahs suffer from overarching projections that limit you from seeing reality as it cleary is - flawless. just like this building. so stop hate'en and start loving on one another and this building cause it's not going anywhere and it is an architectural gem that brooklyn is lucky to have.

some day this war is gonna end, and when it does, i'm going to dennys.

Posted by: guest at November 29, 2007 5:30 PM

5:30 - I'm coming with ya and getting the Lumberjack Slam.

Posted by: guest at November 29, 2007 6:17 PM

ITS STILL BETTER THAN ANY HOUSE IN BED-STUY

Posted by: guest at November 29, 2007 6:29 PM

12:54 why don't we landmark your place first then. If they want to make this place look like shit, then it is thier money. A simple color match to the brick would look less hideous.

Posted by: guest at November 29, 2007 6:51 PM

One of the "best ever" lines on Brownstoner was about this place.

"It looks like a great dane mounting a poodle"

Posted by: guest at November 29, 2007 8:15 PM

It's a cobbled together ugly mash-up of awfulness.

Posted by: guest at November 29, 2007 8:15 PM

I think you are buying a nabe here folks.

Posted by: guest at November 29, 2007 11:07 PM

actually if they had matched the brick, and put on a cornice, it wouldnt be that bad at all...how much more could that have cost? Most of these new crap building would look drastically better with a cornice and maybe a few nice details above the windows or so....

they really do the bare minimum often in BK.

Posted by: guest at November 30, 2007 5:04 AM

I guess 2:33 doesnt think when you leave and face the door to lock it, you also look at it. Has he perfected the behind the back pull door closed move?

Posted by: guest at November 30, 2007 1:48 PM

This is worse than all the houses in Bed-Stuy, even the projects, 6:29.

Posted by: guest at November 30, 2007 2:53 PM

"It looks like a great dane mounting a poodle"

It looks like a monkey fucking a football.
