Streetlevel: What's Best for the Beacon?

Now that all but one of the apartments in Dumbo's Beacon Tower at 85 Adams Street is sold (if the Corcoran site is to be believed), all those new owners must be wondering when the retail space at the base of the building is going to find a tenant. Given that the J Condo has a Chase bank installed and a large drugstore on the way, what would you like to see in this location?
